Organized in the presence of elected officials from the City and the Metropolis, this event marks the advent of a new era in the construction of more durable and qualitative single-family dwellings at a controlled cost.
“At a time when the challenges related to sustainable development and access to housing are the greatest, we are pleased to initiate today the construction of the first set of off-site wooden houses in partnership with the City of Clapiers and the Metropolis of Montpellier.” explain Tristan SECHAUD and Morgan CHABALIER, partners and co-founders of the property development company ÉOCÈNE. “With a first show house already built and 16 other units to come, we are going to prove that ÉOCÈNE's innovative industrial approach is capable of responding effectively to demanding specifications in terms of quality, price control and respect for the environment".
At the heart of the future Castelet eco-district in Clapiers, the 17 factory-built individual timber frame houses will meet the particularly demanding constraints of the new 2020 Environmental Regulations. They will be assembled in record time - 3 times faster than the average for a delivery at the end of September 2023 - thanks to the innovative PANOMUR® off-site construction system developed in the Montpellier region over the past ten years.

An innovative, qualitative and sustainable construction system
Designed from biosourced and local materials, such as the short circuit French wooden frame, equipped with solar panels and charging stations for electric vehicles, the Miles Davis villas are 80% built in the ÉVOLUSUD factory located in Miramas (13). In addition to improved working conditions for building professionals sheltered from the vagaries of the weather, this industrial approach offers many advantages: process optimization, better coordination of work between trades, recycling of scrap materials , limitation of nuisance for the neighborhood. In addition to the construction system, software has been created to facilitate the exchange of information between building professionals (plans, balance sheets, studies, descriptive notices, insurance contracts, technical sheets, etc.) and to offer full traceability of the materials used. , the carbon footprint, the stakeholders and their history of work on the site.

A green and equipped eco-district
Unique in the region, the set of Miles Davis villas will include 17 individual houses from T4 to T5 (from 90 to 140 m²) divided into 3 blocks in the heart of the eco-district of Castelet (Clapiers) for a sale price lower than that of the market in the town (around 3.800 €/m²). “To date, 16 units out of 17 have already found takers!” underline the founders of EOCENE. In addition to a large children's play area, numerous green spaces as well as family gardens planned for this new 14 ha living space, the inhabitants of the “Miles Davis” villas will benefit from the proximity of numerous pre-existing collective facilities ( crèche, municipal leisure centre, kindergarten and elementary school, college, etc. and from 2025 of the future tram line 5.
