A drop in transactions across all ski resorts
Between the year 2019 and 2020, there is a significant drop in all transactions in the 9 main ski resorts. Indeed, all sizes and all types of property (houses and apartments) combined, they went from 2257 transactions in 2019 to 1601 real estate transactions in 2020, a decrease of 29%. Popular resorts, namely Courchevel (248 transactions in 2019 vs 192 in 2020), Avoriaz (527 in 2019 vs 303 in 2020) and Alpes d'Huez (266 in 2019 vs 213 in 2020) are the first to have suffered from this decline.
2-room apartments were the most popular in 2020 with 536 real estate transactions, then one-bedroom apartments with 1 transactions and 449 two-bedroom apartments. A 299-room apartment has been sold in Alpes d'Huez. Concerning the houses, the most coveted are the 3 rooms with 10 transactions, we then find the three rooms with 5 houses bought then the 78 rooms with 63 transactions. A 4-room house was purchased in Megève in 60.
La Mongie, Avoriaz and Megève on the podium
Avoriaz and Megève, the two ski resorts known across the globe are overtaken in the top 3 by La Mongie. The three resorts alone account for just over half of the transactions (885) in 2020. La Mongie comes in first place with 309 transactions carried out in 2020. Avoriaz and Megève account for 303 and 273 real estate transactions respectively. Then come Alpe d'Huez (213), Courchevel (192), Font-Romeu (174) and La Bresse-Hohneck (148) The last two in the ranking are Métabief Mont d'Or and Serre-Chevalier with respectively 88 and 76 real estate purchases.
Courchevel and Megève, the most expensive ski resorts
Also called the world capital of skiing, Courchevel is the highest ski resort per square meter with an average of 10.600€/m2 (apartments and houses combined) followed by Megève with an average price per square meter of 9800€. Alpe d'Huez comes in third place with a price of €7900/m2.
Avoriaz, Serre-Chevalier and Métabief Mont d'Or have respectively an average price of 6800€/m2, 3940€/m2 and 3210€/m2 (houses and apartments combined).
The average price per square meter is €2800 in Font-Romeu, €1920 in La Bresse-Hohneck and €1460 in Bagnères-de-Bigorre where the La Mongie station is partly located.
To go further, the land value for a property in Courchevel for the year 2020 is €96.020.105 in total for a living area of 11.748 m2 compared to €778.495 in terms of land value for 13.683m2 of living area in 2019.
Like Courchevel, Megève has experienced a sharp increase in the land value of its properties as it has gone from a land value of €615.514 for 19.826 m2 of living space in 2019 to a land value of €65.814.713 for 20.836 m2 of surface. habitable in 2020.
A first draft report for 2021: Courchevel returns to center stage
Although in 2020 Courchevel came out of the podium, the ski resort recorded 162 real estate transactions in the first half of 2021 and thus came in first place. An increase of 153% compared to the same period in 2020, with 64 transactions completed.
All the other ski resorts saw a significant drop in the number of real estate transactions. Megève, in the lead in the first half of 2020 with 156 sales concluded, experienced a sharp drop in the first half of 2021 with 57 real estate transactions.
Overall, a drop in transactions is emerging across all ski resorts in the 1st half of 2021 with 585 real estate transactions in total, compared to 760 in 2020, apartments and houses combined. This decrease is mainly explained by the health crisis which impacted these changes in the number of transactions, and may have had a relatively negative effect on the attractiveness of winter sports resorts. The ski resorts had indeed experienced a blank year linked to health restrictions in the 2020/2021 season.
