In a context where homeownership is increasingly difficult, GoFlint's mission is to provide simple decision-making assistance for owners or future buyers as well as professionals who drive the real estate market. . Indeed, given the overall cost of an energy renovation and in a regulatory cycle announcing the obsolescence of 41% of the existing residential stock in the next 10 years, it is difficult to understand the sale or acquisition of a housing classified F or G (Should it be sold as is or after having carried out a renovation? How much to offer given the necessary renovation? Etc.)
It is to respond to these challenges that GoFlint wanted to launch La Vigie, a detailed barometer tracking prices per m2 by type of property and energy efficiency. The Vigie is a result of the virtuous ecosystem set up by GoFlint and one of its partners, Casafari, aiming to facilitate the national eco-renovation objectives of the French real estate stock and to constantly improve the readability of this market for all its stakeholders.
The GoFlint teams relied on raw market data collected by Casafari based on more than 4 million listings published on 1.972 different sources representing more than 650.000 unique properties listed between July 1 and September 30, 2023. in addition to the free provision, on GoFlint.fr, of all the data with the average marketing durations, GoFlint offers a first angle of reading with a classification of the departments where the prices of goods classified F and G are the highest and lowest:
In this context, GoFlint highlighted 3 major findings:
- At the national level, the barometer reveals that the average price per m2 of a “thermal sieve” house (classified F or G) is 2 euros and of an apartment 158 euros. In comparison, the average price per m4.878 of a “green home” house (classified A or B) is 2 euros and the average price of an apartment is 3.247 euros, a price reduction of up to 5.032%. for a house classified F or G.
- Prices per m2 for properties classified F and G remain the highest in the departments of Paris, Hauts de Seine and Val de Marne. Prices per m2 can thus reach 11.088 euros for apartments classified F or G in Paris. In very dense departments with sustained demand and strong land constraints limiting the production of new goods, we see that location still remains a more important price criterion than the level of thermal obsolescence.
- Nièvre, Creuse, Indre and Meuse are the departments where prices per m2 are the lowest for properties classified F or G.

While already 17% of French homes are classified as “thermal sieves”, GoFlint brings together an ecosystem to solicit selected partners to respond to real estate issues and in particular to the challenges and opportunities of the energy transition (works, financing and now market analysis) . It is in this spirit that GoFlint wanted to form a partnership with Casafari, the first database intended for professionals in the real estate market which brings together and centralizes all the information available online, allowing its users to follow all of the sector's offering, but also to analyze possible trends and carry out comparative market studies.
Methodology :
- Sample analyzed from July 1 to September 30, 2023.
- Data reviewed: 4.120.560 raw advertisements from 1.972 different sources, i.e. 687.650 unique properties in mainland France
- Price estimates including agency fees and excluding notary fees based on the "median price" provided by Casafari analyzed from the last prices published before publication of the advertisements
- Data from real estate portals only includes advertisements published by their owners or by agencies that distribute their property portfolio only on these portals and do not have their own website.
