ADIM Paris Île-de-France, a real estate development subsidiary of VINCI Construction France, delivered the last residential building of the Treed It operation in Champs-sur-Marne (77), at the beginning of March. Within the Cité Descartes, which brings together 25% of French R&D dedicated to sustainable cities, this mixed island of 23.000 m2 offers 624 student accommodation, shops, parking and a future nursing home. The highest and salient point of the operation is its wooden frame tower which rises to 37 meters, one of the tallest in France. The work, which began in March 2019, was carried out by Sicra Île-de-France and Arbonis, both subsidiaries of VINCI Construction France as well.
Treed It, an achievement that mixes uses in the heart of the Cité Descartes
The land developer, EpaMarne, a pioneer in low-carbon construction, is committed to a resilient and sustainable city and mobilizes its capacity for innovation for new urban practices. Developed by ADIM Paris Île-de-France, the Treed It program is part of this dynamic carried by EpaMarne and helps to strengthen the attractiveness of the territory by offering housing and shops in a pleasant living environment. It will benefit from a reinforced connection to intramural Paris from 2025 with line 15 of the Grand Paris Express.
Designed by Saison Menu Architectes Urbanistes and Art'Ur Architects, the 23.000 m2 mixed-use real estate complex is made up of three residential buildings, a multi-storey car park, shops at the foot of buildings and a reversible building of uses:
- A social student residence with 284 housing units built on behalf of 3F Résidences and managed by ARPEJ.
- A home for 120 young workers, built for Arcade, the management of which has been entrusted to Apprentis d'Auteuil.
- The tallest wooden tower in Île-de-France, an eleven-storey wooden frame tower with a concrete core, erected on behalf of the investor Kley and which offers 220 student accommodation with common areas for relaxation, kitchen and coworking.
- A three-storey wood-concrete silo car park, shared for parking the entire building complex.
- A reversible building, which will be delivered in 2022 and will house a nursing home of approximately 3.000 m2 as well as 1.250 m2 of offices.
A sustainable construction with the use of the wood / concrete material mix
The eleven-storey wood-frame tower and the wood-structure silo car park were also erected by Arbonis, a subsidiary of VINCI Construction France specializing in wood construction design. The teams implemented a wood-concrete structure, wood-concrete floors thanks to their innovative Arbodal® construction process, as well as prefabricated wood frame walls in the workshop. The combination of wood and concrete, each used in their optimal area of performance, has made it possible to obtain the best environmental footprint over the life of the frames.
An innovative project with high energy performance
Treed It housing residences have obtained a very high level of environmental performance with the NF Habitat HQE “Very efficient” level certification and display an RT2012 level improved by 20%. The wooden tower is also labeled Biobased building level 2.
The social student residence and the hostel for young workers are thus equipped with a system for recovering heat from gray water (domestic wastewater), called Power Pipe. Thanks to this system, 20% of domestic hot water and heating are produced by renewable energy with the heat contained in the gray water transferred to the cold water supply. A virtuous process that reduces energy consumption for the production of hot water.
A scalable office building, transformed into a nursing home
The office building, which was designed using an innovative reversibility process, specific to the VINCI Construction France group, is undergoing a transformation. The location of the concrete cores, the thickness of the building, the structural framework and the realization of vertical ducts made it possible to transform the offices into a multi-professional health center without major modifications. It will bring together a pharmacy, a laboratory, consultation boxes, a dental office, a physiotherapy service, a cardiology center and an ophthalmological center. The evolving construction method thus guarantees great durability for the structure, which can change its destination at any time and adapt to the uses of tomorrow.
