Build without limits with the new Rector Property Limit Prefabricated Infrastructure System

With regulatory changes related to carbon (RE2020) and land sobriety (ZAN "Zero Net Artificialisation"), as well as the new standard making it mandatory to carry out soil studies (ELAN law), it is necessary to rethink how to build housing. Thus, for individual or grouped houses, construction on the property line and the implementation of prefabricated infrastructures in crawl spaces take on their full meaning.

To respond to this new challenge faced by CMISTES, and thanks to its capacity for innovation, Rector is enriching its SIP (Prefabricated Infrastructure System) range with a new turnkey solution: the Property Limit SIP.

An innovative, turnkey system

Simple and intuitive, Rector's SIP (Prefabricated Infrastructure System), created in 2013, stands out for the assembly, in a single operation, of the foundations, the base and the floor on any type of terrain. Speed of implementation, earthwork savings, ease of installation and guarantee of an industrial solution are among the many advantages of SIP.

New patented turnkey solution consisting of console pedestals, delivered with an edge or cross-section reinforcement cage, and prefabricated stringers, Rector's Property Limit SIP treats joint ownership on one or two parallel sides.

A secure system

The console pedestal makes it possible to work cantilevered along the property line and to take up the loads plumb at the axis of the foundations. It thwarts the phenomena of clay shrinkage and swelling (according to the G2 soil study of the ELAN law) and thus eliminates the risk of destabilization of adjoining buildings.

Guaranteed time saving

The property line SIP substructure system reduces the complexity of implementation. It presents a real ease of installation for the craftsmen and saves them time by eliminating the shoring and by only making a single casting of concrete for the entire structure. Indeed, once the foundation is finished, the keying of the studs, the beams and the compression table is carried out in a single operation (patented process), like a construction game, independently of the vagaries of the weather. Deadlines and costs are therefore under control.

A system designed to limit the impact of Rector on the environment

The Limit of Ownership SIP is fully in line with Rector's CSR approach. It optimizes and reduces the amount of poured concrete for the entire lower floor. Its implementation generates little waste and limits the land fill, reducing nuisance and truck traffic. Finally, the completely prefabricated system improves working conditions on the construction site.

This innovation was recognized at the end of 2022 by the FFB/Fédération Française du Bâtiment by obtaining the gold medal of the Chantiers de l'innovation.
