"Les Lofts du Lac" will include 31 configurable lofts offering five floors of different sizes that future occupants can configure when they buy, reconfigure over time, their desires and changes within their homes.
- 16 Smart floors from 58 m2 with more than 20 possible configurations from loft to 3 rooms
- 8 Roomy floors from 72 m2 with more than 25 possible configurations from lofts to 4 rooms
- 7 Generous floors from 94 m2 with more than 15 possible configurations from loft to 4 rooms.
Each board will have:
- A bay window recalling the codes of bow windows;
- Technical solutions facilitating layout changes;
- Many customization options with different layouts;
- Choice of option: kitchen, wardrobe, storage solutions;
- Private exterior surfaces;
- With a double orientation and adjustable sunscreen.
A residence that aims for the Bordeaux Frugal Label, for more sustainable housing
Based on an innovative construction method, the accommodations in the residence will benefit from a reduction in the quantity of raw materials used.
Limiting urban sprawl and the artificialization of soils due to its urban location, "Les Lofts du Lac" will have a lower carbon impact. It will be designed using biosourced materials and concrete with a lower carbon footprint. In addition, the residence will be connected to the district heating network supplied by a biomass boiler room. Thanks to the chosen heating mode and the materials used, these accommodations are compatible with the RE2020 level 2025.
Designed to promote social interaction with other residents and residents, the project will have shared outdoor spaces. In addition to the green spaces already present within the eco-district, this new residence will include a shared rooftop and a landscaped garden on the 1st floor. The operation aims in particular for BiodiverCity ® certification.
Finally, the use of soft mobility, already omniscient within Ginko, will be favored by the presence of secure and equipped bicycle rooms within the residence.
Work will begin at the end of 2023 and the residence will be delivered at the end of 2025.
Loji, the configurable loft offer from Bouygues Immobilier
Launched in September 2022, Loji is a unique and exclusive offer of configurable lofts aimed at a public of convinced urbanites.
This is a new form of housing that is inspired by the codes of the loft with the desire to:
- give a sense of space;
- optimize living space by avoiding loss of space;
- design housing that adapts to the lifestyles of the inhabitants.
To guarantee accessibility to all and adaptation to the different needs of the inhabitants, Loji is available in 4 loft families: the Cozy (34m2), the Smart (58m2), the Roomy (72 m2) and the Generous (92m2).
Each of these floors benefits from a high ceiling (2.70 m2), an absence of partitioning or even large glazed surfaces.
Whatever the size of the tray chosen, all the configurable lofts have:
- a free board;
- a bay window, a signature element of Loji lofts, reminiscent of bow windows;
- workshop bays;
- many storage options.
Ginko, an eco-district signed UrbanEra, the developer of Bouygues Immobilier
Located opposite Lake Bordeaux, Ginko is a mixed eco-district made up of 2.992 housing units, 14.000 m2 of offices and 23.000 m2 of public facilities (cultural, sports and educational).
It also has a shopping center: 60 food shops, services, leisure and sports brands, cultural activities and relaxation areas. Since the end of 2021, an open-air market has also taken place there.
Ginko is the first district in France to be heated by nearly 80% using local renewable energies thanks to the installation of a biomass boiler room, solar collectors and photovoltaic panels.
