The large house at 5 rue de l'Abbé Lemire, in Strasbourg, went through a turbulent period and almost disappeared. Built at the end of the 2008th century, it was once a school and then until June 2013 hosted a municipal childcare service. It then remains unoccupied for a few years before a new project sees the light of day in XNUMX.
The aim is to integrate this building into the accommodation and social reintegration center of the Home Protestant association, newly built just next door. The operation is led by the social landlord Domial with the agency S&AA Patrick Schweitzer & Associés Architectes, which obtains a building permit to redevelop the building into four apartments and a micro-nursery.
Tear down and rebuild
But at the time of starting the work, the building turns out to be infested with dry rot. This fungus has devoured a large part of the wood of the structure and the demolition is essential. The town hall requires that the house be rebuilt with an identical aesthetic rendering. In 2016, the S&AA agency obtained a new building permit for a new building that met this requirement, with the exception of a few new windows created in gables and the addition of a volume at the back to house the staircase. The project notably reproduces the ornamentation of the street façade. The corner links, the window frames and the decorations of the spandrels on the first floor are faithfully reproduced and the niche of the front facade is still there, even if it has lost its depth.
Insulation from the outside, floated plaster and B label at the key
The building is constructed of concrete and wrapped in an external thermal insulation system (ITE) in order to meet the expectations of the RT 2012 regulations. It will obtain an energy label B (consumption of 51 to 90 kWh of energy primary per m2 and per year).
The facade work is entrusted to the company Les Peintures Réunies, which works regularly with Sto products. The company offers the StoTherm Vario 1 EWI system with an organic finishing plaster Stolit K 1.5. The 20 cm thick expanded polystyrene panels are glued to the concrete support and then coated with a thin StoLevell Uni underlayment reinforced with a fiberglass mesh. The finish is ensured by the application of the organic coating based on Stolit K acrylic resin, with a floated appearance. Its off-white color is the same as that of the original building. Architect Patrick Schweitzer is satisfied: “Since the requirement was to rebuild the building identically, we had to choose a smooth finishing plaster that resembles the lime plaster of the old demolished building. The Stolit K1.5 fulfills this mission perfectly”.
Faithfully reproduced moldings
The moldings of the facade were studied upstream of the project. The Sto specification department contacts the project manager and then the company very early on to offer to make all the decorative elements with StoDeco products. Made to measure in a rot-proof and non-flammable mineral material based on expanded perlite, Verolith, these profiles hold up better over time than resin-coated polystyrene elements. With the help of a surveyor, the company first carried out surveys and casts of the original decorations. Then, Sto accompanies him in the costing of these unusual works. After checking the dimensions on the constructed building, the moldings are made to measure and an application technician assists the company at the start of their implementation. “The construction site went very well,” emphasizes Patrick Schweitzer. No recovery was necessary”. For her part, Barbara Boch, Operations Manager at Domial's Project Management Department, expected a solution that would last over time: "We trusted the company with the choice of window frames and moldings added to the facades. It seems to us that the StoDeco elements meet our requirement for durability”.
Glued profiles
The profiles are glued to the facade using the StoDeco Coll mortar-adhesive based on an improved hydraulic binder of synthetic resins presented in the form of a powder to be diluted.
These decorative elements do not remain in their raw state. They are covered with two layers of Irtop SV Mat, a flexible waterproof coating. "Its color was chosen to be a little stronger than that of the facade coating in order to better highlight the decorative motifs", specifies the architect.
In July 2020, Domial handed over the keys to the completed building to the Home Protestant association, which now welcomes isolated women in great difficulty.
