Regulatory and insurance compliance of buildings: responsibilities & obligations
Establishments open to the public, work premises, apartment buildings, etc.: buildings are subject to numerous regulatory and insurance obligations (APSAD), which change regularly. It is up to the heads of establishments, social landlords, administrators and owners of buildings, etc., with their technical teams in particular, to know and master all of these obligations, to ensure the implementation, in time and in time, of the associated checks and verifications, and thus, of the good conformity of the site for which they are responsible.
In the event of an incident, if these regulatory obligations have not been met, their liability may indeed be sought and / or the insurance guarantees called into question. The stake is therefore potentially heavy human and economic.
To help stakeholders respond to this concern, CSTB is launching BatiIMMO, a new regulatory and insurance compliance monitoring service.
BatiIMMO: a dedicated service
Business solution benefiting from CSTB's expertise in continuous monitoring and analysis of the regulatory and insurance environment, in the construction sector, BatiIMMO allows, once informed:
- Identify regulatory and APSAD obligations, adapted to the destination and context of their site (s) / building (s) and equipment;
- To plan the periodic inspections and interventions to be carried out, and thus to reduce the direct or indirect cost, by avoiding for example the immobilization or the disruption of the good functioning of the site;
- To ensure the follow-up / piloting of the actions to be taken to respond to the observations and reservations formulated during the inspections;
- To stay informed, on a daily basis, of changes in regulations, to anticipate and integrate new control obligations, as soon as they are published.
Essential features for:
- Ensure the proper functioning of the installed equipment;
- Guarantee the safety of users;
- To secure the head of establishment, lessor, owner ... with regard to the engagement of his responsibility in the event of non-compliance or non-compliance with the regulations, through ignorance or negligence.
BatiIMMO: a simple tool
Available via annual, single or multi-site licenses, BatiIMMO can be used, for each site to be monitored, in 2 phases:
1. Description of the heritage:
- Description of the main characteristics of the building (type, address, number of occupants, date of the building permit, etc.);
- Inventory and description (characteristics, date of installation and last checks carried out, etc.) of the real estate equipment installed, selected from a library organized around different categories:
