Driven by Immobilière 3F, the transformation of Fort de l'Est in Saint-Denis into a residential park is divided into 5 lots. Atelier du Pont carried out one of these projects with the construction of 70 social housing units and 4 shops.
To understand the very essence of the new district project, you have to go through part of the history of Paris and its Thiers enclosure. Created in 1841 under Louis-Philippe and his minister Adolphe Thiers to protect the capital from foreign armies, the Fort de l'Est was part of a series of forts, judiciously placed to reinforce the enclosure of Thiers, thus making the city impregnable. .
This military zone has long been set aside. Today, it is taking a new direction with housing and businesses aimed at developing this part of the city.
Anticipating the densification along the chemin de Crèvecœur, the project is set up at the alignment of the streets and opens up two large visual openings between the future Parc du Glacis and the landscaped area on the street side.
The project is organized into three small buildings, two of which are connected on the ground floor by the entrance halls and the shops. On the ground floor, a planted passage walks.
Initially private, it will then be handed over to the city and will provide access to the new Parc du Glacis at the back of the project. In this part, a landscape valley takes place.
At the entrance to the district and opposite the tram station, an emergence at R+8 marks the corner and stands out as a signal.
The project offers modest, elegant and sustainable architecture, and offers each inhabitant qualities of use that are the strength of the operation: views, sunshine and a pleasant private or shared outdoor space.
On the street, the facade in bricks and dark bricks forges the identity of the project. On the park side, the facade is sober and punctuated by long balconies and stained concrete. Each accommodation has a balcony, a loggia or a small garden. On the roofs, large accessible and shared terraces equipped with relaxation areas and vegetable gardens provide airlocks, contributing in particular to creating links between the inhabitants.
The majority of housing offers a double orientation to bring light to the living space. On the last level, duplexes offer a view of all of Paris.
