An ambitious project associating EpaMarne and the town of Bussy-Saint-Georges, the Sycomore Eco-Quartier is gradually emerging from the ground. A major urban development operation, the programming validated by the public establishment concerns, in a logic of sustainability and functional diversity, the creation of 4.500 housing units, three school groups, a college, an international school, a medical center, two gymnasiums. , an athletics track, a media library, an EHPAD, several places of worship as well as numerous activities, shops and green spaces. A real piece of the city is being created, representing one of the largest projects in Île-de-France at its launch.
EpaMarne supervises the real estate projects of the Sycomore ZAC in order to propose densified urban planning, combining new modern complexes, traditional pavilions, green spaces and preservation of existing heritage. The operation was the subject of public consultation throughout 2023. Its development is based on a mix of social, intermediate and homeownership housing. The Minister Delegate in charge of Housing, Guillaume Kasbarian, came to see the progress of these projects which echo the challenges of housing production. The public authorities are seeking to reduce the rental shortage by facilitating the construction of social and intermediate housing in areas in tension which include the commune of Bussy-Saint-Georges.
Sycomore's programming responds to strong residential demand in the area: 25% social housing and 10% social accession or at controlled prices. EpaMarne guarantees fixed land charges thanks in particular to the ZAC status, which represents a guarantee of confidence for buyers and tenants alike. The minister welcomed the achievement of the social housing production objectives set by the SRU law on the Sycomore ZAC, described as an exemplary operation, due to its different typologies of housing (social, LLI and offered for acquisition ) than the urban quality offered to residents, combining collective and individual housing in an overall unit. More than 1.800 homes have already been delivered.

The Agora Parc I and II operations, coordinated by architect Lambert Lénack, were at the heart of the site visit. The delegation was able to visit some inhabited housing in order to report on the quality of the operations.
- QUARTUS and Legendre Immobilier are developing a set of 115 home ownership homes and 79 LLI (In'li). The operation, whose delivery is scheduled for the end of 2024, includes 9 businesses at the foot of the buildings and a landscaped central island.
- VINCI Immobilier recently delivered 142 collective housing units for home ownership, structured around a central block of 188 individual houses with gardens, 8 of which were sold to In'li.
- Finally, Groupe Valophis recently delivered a residence of 103 social housing units including apartments and individual houses in a very green setting. Planted terraces and shared greenhouses stand on the roof of the two buildings along Boulevard des Cents Arpents.
The future heart of the district, Place du Sycamore will offer numerous shops, restaurants and terraces. Local services will complete this commercial offering to offer residents a lively shopping environment. At the same time, the recent Simone Veil school group, also developed by EpaMarne, contributes to the life of the neighborhood. The Sycamore, which adjoins the agricultural plain of Jossigny, was designed to enhance the Seine-et-Marnaise countryside. In its center, the Génitoy promenade, which stands out as a privileged place to relax, extends the green network from the outside towards the heart of the city. The 11 hectares of the future park connect the green spaces decorating the neighborhood. The preservation of large sections of green spaces creates continuity with the Génitoy park, 5 hectares of urban park decorated with two ponds, a skate park and a basketball court.
Labeled EcoQuartier level 2, the Sycomore was designed with sustainable development in mind. The buildings have a structure designed at least 50% in wood to guarantee optimal energy performance. Green spaces break up heat islands while the biomass heat network irrigates the neighborhood, thus avoiding the use of fossil fuels and GHG emissions[1].
