Instead of a wasteland that has been present for more than 10 years located on avenue du Maréchal Foch, at the entrance to the city, just 600 meters from the RER E station which connects Paris and the future line 16 of the metro, the center historic town of Chelles and close to many shops, the Chelles-Foch operation fits into a dynamic urban environment.
Ambitious mixed program meeting the needs of the territory, the operation will extend over 8.750 m² SDP and will accommodate:
- A building of 33 apartments managed by in'li and equipped with a double exposure (and for some with a triple) offering great luminosity. Each accommodation will benefit from an outdoor space (balcony or terrace).
- A residence for seniors with 117 apartments (T1, T2 and T3), on behalf of the OPPCI Esprit Pierre Résidences (Spirit Group), which will be managed by Les Girandières, a subsidiary of the Réside Etudes Group. Adapted to the specific needs of autonomous seniors, it will offer a wide range of services: restaurant, hairdresser, massage parlour, multipurpose room, gym, laundry services... A pleasure garden will allow residents to share moments of conviviality and to enjoy green spaces. A program at the crossroads of the hotel, the managed residence and traditional accommodation, resulting from an in-depth reflection on uses and well-being. This residence for seniors, desired by the City, conveniently completes the residential course of the Chellois.
- A shop at the foot of the building will complete the neighborhood service offer on behalf of AVM Holding.
An architectural design in the pure Chelloise tradition
The architect, MAIREA Architecture has been able to meet the expectations of the City by adopting the codes of traditional Chelloise architecture (sloping roofs, brick and stone facades, moldings) in the continuity of the local urban fabric while respecting the constraints of the ground. Three axes guided the architectural writing: mark the entrance to the city, create an urban profile and sequence the buildings.
The environmental labels targeted by this project
The serviced residence for seniors will be labeled E2C1 and will achieve the RT2012-17% energy performance level, and the accommodations will be NF Habitat HQE certified. These environmental criteria are part of the CSR approach of Linkcity and all of its partners.
