Faced with these challenges, Altarea has been engaged for more than 10 years in a proactive strategy of decarbonization of its activities, allowing it today to display an improving environmental performance on 3 key indicators.
- Altarea's “green turnover” (aligned with the European Taxonomy) increased from 44% in 2022 to 48,1% in 2023. In the first quarter of 2024, it crossed the 50% threshold to settle at 55,6%;
- The Group's carbon footprint amounts to 910 thousand tonnes of CO2, down 16% between 2022 and 2023;
- Carbon intensity, an indicator which illustrates the decoupling between the creation of economic value and greenhouse gas emissions, amounts to 336 gCO2e/€ of turnover in 2023 (compared to 360 gCO2e/€ of turnover in 2022), a drop of 6,8%.
These good environmental performances are the result of a decarbonization strategy based on 4 pillars found in each of the Group's brands:
- Develop the rehabilitation of buildings and the circular economy
- Generalize low carbon impact materials
- Promoting the energy performance of buildings
- Preserve and integrate living things
Develop the rehabilitation of buildings and the circular economy
In order to combat land take and reduce greenhouse gas emissions and construction waste, Altarea promotes the restructuring and renovation of existing buildings as much as possible:
- The Histoire & Patrimoine brand specializes in the renovation of historic buildings. These operations are by definition economical in carbon and materials: for example, on average, the carbon footprint of a renovation is 40% lower than that of a new housing project.
- 62% of office buildings developed by the Group in Ile-de-France are renovations.
In addition, Altarea applies the principles of the circular economy throughout the life cycle of buildings. The Group is therefore actively developing the reuse and recycling of materials during construction or deconstruction. With around thirty major real estate players, it is the partner of the Reuse Booster which, through a digital platform, connects project owners looking for reuse materials and the players who offer them.
Generalize low carbon impact materials
In order to reduce CO2 emissions in its projects, Altarea is developing the use of biosourced materials, which are real “carbon sinks”.
To accelerate the decarbonization of its activities, the Group announced in June 2023 the merger of its two brands Woodeum and Pitch Immo, in order to create the national leader in low-carbon real estate development. The Group thus capitalizes on the strengths and complementarities of two recognized brands: Woodeum for its mastery of low carbon and its leadership in solid wood construction and Pitch Immo for its territorial presence and its global skills. Altarea thus intends to change scale to respond to the challenges of climate transition.
Promoting the energy performance of buildings
The climate emergency and rising energy costs have triggered awareness of the need to consume less and better energy. Faced with this challenge, Altarea promotes the energy performance of buildings across all its operations, while ensuring the economical use of energy sources. This involves various solutions such as bioclimatic design, intelligent lighting, efficient insulation and heating systems, or even the use of renewable energies. At the end of 2023, Altarea Commerce's energy efficiency approach made it possible to reduce the primary energy consumption of the Group's shopping centers by 47,7%. 69% of corporate real estate projects use renewable energies.
In July 2023, Altarea launched a new brand, Jouvence, specializing in the renovation of old homes that have become veritable thermal sieves. The objective is to improve the Energy Performance Diagnostics of these homes from level E or F to a minimum level D. The Group thus wishes to contribute to the immense need for energy renovation in France.
The Group is also committed in 2023 to the production of photovoltaic energy, with 5 types of solutions adapted to the regions: photovoltaic roofs and shades (installed in particular on the Group's shopping center portfolio), ground-mounted photovoltaic power plants, agrivoltaics and floating photovoltaic. At the end of 2023, Altarea controlled 400 MWp, including 165 MWp secured.
Preserve and integrate living things
Altarea has been integrating the issues of protecting biodiversity into all its projects for several years.
- On mixed projects and for its housing operations, the Group systematically calls on an ecologist, whose recommendations are included in the architects' specifications. Since 2021, Cogedim has committed to carrying out an ecological diagnosis for each of its operations, in order to provide a response adapted to each territory and each ecosystem.
- The Group's shopping centers benefit from a biodiversity action plan, such as Cap 3000, in Saint-Laurent-du-Var, the first shopping center in France to receive the BiodiverCity® label.
- Altarea is also a member of the International Biodiversity and Real Estate Council. The Group is also mobilized alongside 16 large companies within the Biodiversity Impulsion Group, an applied research and collective action program.
