The main objectives were both to adapt the entire building technique to contemporary standards, to include a strong bias in the architectural design and to think and create new spaces: an agora between the ground floor and R+1, flexible office platforms with a divisible surface area of 1000 m², a fully pre-arranged platform in Plug & Work mode, shared meeting rooms, a common work space, a multi-purpose room for practicing sports, an inter-company restaurant (RIE) as well as a rooftop composed of a plant greenhouse, relaxation areas and a plant embankment. Work is currently being finalized. They aim to completely renovate the forecourt of the building and the RIE.
All of these spaces are managed by Eneixia, a service provider managing the reception and operation of the site.
Up-On's occupancy rate is now 80% of the space, with 4 new leases signed since the beginning of 2024 as part of a tri-exclusive mandate with JLL, CBRE and C&W. User activities concern diverse sectors:
- Asset Pi (intellectual property firm) with the entire R+5 with a surface area of 1.037 m² (effective March 2024) – JLL transaction;
- Saint-Hubert (company specializing in the food industry) with the entire R+4 with a surface area of 1.033 m² (effective July 2024) – CBRE transaction;
- Iconus (scientific equipment supplier) with a half-floor on R+7 with a surface area of 587 m² (effective September 2024) – C&W transaction;
-
Syneos health (pharmaceutical company) with the entire R+6 or 1.037 m² (effective at the beginning of November 2024) – JLL transaction;
Rent levels around €410/m² and support measures controlled around 30% achieve the initial objectives.
Located along the ring road near the Porte d'Orléans, Up-On is a Parisian address combining urbanity and flexibility. The building benefits from a strong and strategic geographical location favoring ease of access (since the 14the arrondissement and line 4) and good visibility from the ring road allowing certain users to benefit from a brand effect, not to mention many surrounding services.
It also holds triple certification: BREEAM In-Use Level Good, OsmoZ and WiredScore Certified Level 1.
For Thibault DELAMAIN, Managing Director, Head of Investment & Asset Management France: “Thanks to its geography, its services and all of its architectural qualities, Up-On adapts very well to the needs in a complicated context. This project represents AG Real Estate's approach: the agility to adapt thanks in particular to perfectly responsive internal teams and the ability to reinvent a place and a project in the face of the multiple constraints we face today. »
Finally, a glass screen – present on part of the building – will be rented to Art dans la Ville this summer for 3 months in order to install a micro-perforated window photograph on the theme of sport, and to provide thus a cultural influence in the city.
