Launched in 2018 - before the application of the tertiary decree, the heavy renovation work of the "Trigone" reaffirms the development strategy of the BMG Group to support the environmental transition of its assets, which is structured around two priorities: the transformation of building on the one hand and the mutation of its uses on the other.
For Nicolas Ramé, Managing Director of the BMG Group: “We are proud of the “Trigone”, an emblematic building in Orgemont, located in the heart of a historic region for the BMG Group which has its roots there. Our priority is to support the energy transition of our existing assets by giving it a second life. We manage our projects with regard to their environmental impact. We are convinced that it is essential to work on the transformation of buildings and their uses to maximize our efforts in terms of energy sobriety and efficiency. We therefore wish to offer our customers tailor-made spaces adapted precisely to their real needs through, in particular, our B'CoWorker coworking spaces. »
A transformation of the work, with an energy/thermal renovation at all levels (biomass, building envelope, air conditioning, etc.).
The site has undergone several major renovation works to support the building's energy transition, meet the most demanding market standards and the needs of the group's customers. The work includes the renovation of the site envelope, with new cladding and new joinery, as well as the installation of an air conditioning system in 80% of the building.
The common areas and the outdoor parking lot were also renovated in 2020, and a renovation of the lobby and reception is planned by 2025.
A change in the use of buildings, with the deployment of B'Coworker
The BMG Group stands out for its ability to increase the flexibility of a building.
The “Trigone” also welcomes a new space dedicated to coworking with B'CoWorker, a brand of the BMG Group, not far from the B'CoWorker center in Trélazé, open since 2021 on the outskirts of Angers. This new coworking space reinforces the flexibility of the building in its use, providing all types of businesses with space adapted to their needs and providing a concrete solution to all specific requests. It is intended to be a meeting place, open to all, which participates in the life of the business district, with the possibility of organizing events there.
For Nicolas Ramé: “We seek to maximize the efficiency of available space while minimizing our environmental footprint. By optimizing the use of spaces thanks to B'CoWorker, we ensure that every square meter is used efficiently and sustainably. The sharing of spaces is for the BMG Group one of the levers of energy sobriety allowing us to reduce the consumption of our buildings. »
The B'CoWorker space in Angers covers 1.250m2 and offers 29 offices that can accommodate 1 to 6 workstations, 4 meeting rooms, open space workstations as well as several business domiciliation services. It will also accommodate two operated offices, an alternative to the 3/6/9 lease and the latest addition to the B'CoWorker offer. Professionals and businesses looking to establish themselves in the West region will have the opportunity to rent space by the hour, half-day or for several months, depending on their needs. The B'CoWorker mobile application allows you to book in one click and immediately access spaces 24/7, thanks to connected handles linked to it.
Benefiting from a 100% occupancy rate, Le “Trigone” has been able to adapt for 50 years to the demand of the private sector, but also of public services. It welcomes large companies such as Vérisure, Intelcia, Gamm Vert and BNP Paribas, in the heart of Orgemont, a business center, open to all, which is characterized by its economic dynamism, a real “neighborhood life” and its entrepreneurial atmosphere. The “Trigone” offers crossing platforms which constantly benefit from natural light and which easily adapt to the different layouts desired by their occupants. The site also stands out for its ease of access, thanks to numerous parking spaces and its proximity to public transport.
