What was the average cost to build a house in 2024?

The average cost of building detached houses was €225.500 last year, according to the Data and Statistical Studies Department (SDES) of the Ministry for Ecological Transition. The average price per square meter was €1.914, an increase of 2,1% compared to 2023.

As for the average price of land purchased for construction, it was 95.000 euros, or 102 euros per m³, up 1,7% year-on-year.

To compensate for these price increases, buyers reduced the size of land by 2,6% and the size of houses by 0,7%.

Land prices vary from €55 per m³ in Bourgogne-Franche-Comté to €227 in Ile-de-France. The average amount varies from one region to another: it decreases by 8,3% in Ile-de-France and overseas territories, but increases by 12,3% in Corsica.

Between 2014 and 2024, "land prices increased in all regions, more markedly in a part of the coastline", the study points out.

Among buyers, 9 out of 10 households are building their house to use as their main residence.

A growing proportion of individuals are choosing to oversee construction themselves (29%), while the proportion of households using a home builder (54%) has declined compared to 2023 and reached its lowest level since 2012.

Three-quarters of the new homes are powered by renewable energy, mostly by heat pumps.

The construction of single-family homes has been experiencing a severe crisis for over two years, as has the rest of the new housing market. In 2024, 69.000 projects obtained building permits in France, 21% fewer than in 2023, representing the lowest level in over 50 years, according to the study.
