Urban Pro is tackling industrial wastelands to revitalize city entrances and provide housing for local entrepreneurs

With Urban Pro, the Braxton group is deploying an innovative real estate strategy to serve local areas and entrepreneurs, transforming these forgotten lands into urban business parks dedicated to SMEs and micro-logistics.

Driven by a simple conviction that real estate can be useful, sustainable, and profitable, Urban Pro develops business parks offering units from 120 to 300 m², designed for small, productive businesses: craftspeople, food service professionals, maintenance companies, light logistics providers, and local service providers. With rents starting at €1.500 per month, these mixed-use spaces allow businesses to store, produce, and manage all operations in one location, within secure, functional, and immediately operational parks. This is a concrete solution to escape the precariousness of working from a garage, home, or storage unit and to support the growth of local entrepreneurs.

Brownfield sites rehabilitated into engines of economic dynamism

Urban Pro focuses exclusively on undervalued or abandoned land, which it carefully redevelops to meet the real needs of the areas. The model has already been successfully deployed in Bagnolet, Gradignan, the Bonneveine district of Marseille, Aix-en-Provence, Neuilly-Plaisance, Valenton, and Épinay-sur-Seine.

In Épinay-sur-Seine, the project serves as a textbook example: land ceded by the city for a symbolic one euro has enabled the creation of a veritable hub of local businesses dedicated to food trades, repairs, and small-scale urban logistics. The result: renewed local jobs, a revitalized neglected area, and a new economic ecosystem deeply embedded in the daily lives of residents. This model can be replicated in numerous municipalities seeking economic revitalization and is widely supported by local authorities, who see Urban Pro as a key partner capable of providing capital, real estate expertise, and long-term management.

A sustainable design, aligned with ESG issues

Urban Pro parks incorporate a demanding environmental design: rooftop photovoltaic panels, rainwater harvesting, energy optimization, waste sorting, green spaces, and the creation of urban heat islands. The buildings are targeting BREEAM certification, guaranteeing a responsible and sustainable approach.

An ambitious goal: 1.000 customers by the end of 2026

Backed by committed private and institutional investors, eligible for the 150-0 B ter tax incentive and exempt from the French wealth tax (IFI), the Urban Pro strategy boasts a target profitability exceeding 10% over five years. Urban Pro now aims to host 1.000 client companies in its warehouses by the end of 2026 and intends to accelerate its expansion across France.
