The winners of the MIPIM Awards 2026 have been revealed: France is in the spotlight with three award-winning projects.

The 11 winning projects of the MIPIM Awards 2026 were unveiled at the Palais des Festivals in Cannes. These awards recognize the most innovative real estate and urban development projects in the world, both completed and under construction. After a record year with 230 applications, the winners were selected from 40 finalists representing 19 countries. Europe was particularly well-represented in this edition with several winning projects, notably in France and Denmark, while Australia, the United States, and Brazil also featured among the winners.

France in the spotlight with three award-winning projects

France stands out this year with three award-winning projects, all located in Paris. The BPM project, developed by Redevco and designed by architect Franklin Azzi, won the "Best Conversion Project" award, transforming a historic building on the Rue de Rivoli into an innovative mixed-use development combining offices, shops, a hotel, and urban logistics.

The La Fondation project, conceived by PCA-STREAM for Galia, has been awarded "Best Mixed-use Project", thanks to the ambitious transformation of a former parking lot and office building into a hybrid space combining a 5* hotel, spa, gym, offices and event space.

Finally, 25 Avenue Matignon – AXA IM Alts, also designed by PCA-STREAM, won the "Best Workplace Experience" award, recognizing the transformation of a heritage building into a business campus open to the city. The project was developed alongside Sefri Cime, and collaborated with Coloco, Camille Müller and Mugo for the landscape design, as well as Saguez & Partners and Atelier Franck Boutté for the interior design.

With these two awards, the PCA-STREAM agency confirms its place in the history of the MIPIM Awards. It had already been recognized in 2019 in the Best Office & Business Development category for the Laborde project in Paris.

Innovative urban projects on a global scale

Among the other notable projects of this edition, Nordhavn in Copenhagen won the award for best urban regeneration project, illustrating the transformation of a former industrial port into a sustainable district that can eventually accommodate 40.000 inhabitants and as many jobs.

Internationally, the Populus hotel project in Denver was named best hospitality, tourism and leisure project, while the Sydney Fish Market in Australia won the award for best cultural, sporting and educational project, as well as the special jury prize.

Finally, MARAEY in Maricá, near Rio de Janeiro, one of the most ambitious sustainable urban developments in the world, receives the award for best new mega-development, confirming the rise of large-scale urban projects integrating tourism, environment and innovation.
