Sales of homes classified as energy-inefficient have been increasing since the beginning of 2025

As of July 1, 2021, the share of energy sieves on sale in France was 10% compared to 15% as of January 1, 2025, according to this report.

Since the beginning of the year, the Climate and Resilience Act has blocked the rental of homes rated G by the energy performance certificate (DPE). Owners have no choice but to undertake often costly renovations.

"The DPE is now a criterion almost as structuring as location or surface area." It profoundly redefines "market balances," explains Baptiste Capron, CEO of SeLoger.

The other notable aspect of this study is the discount affecting F or G rated housing. These are sold for 15% less than D rated housing.

Housing classified F and G in the DPE is considered to be energy sieves.

"This discount on the displayed selling prices is accompanied by an increased margin for negotiation," explains the survey.

Depending on the department, these differences between a D-rated home and an energy sieve can reach 20%, "with peaks of more than 25%."

In Paris, as of January 1, 2025, G-rated housing would rent for 1,3 euros less per square meter than D-rated housing.

Since 2018, the government has been recording the energy performance diagnostics (DPE) carried out and which give a rating of A, for the most efficient housing, to G, for the most energy-intensive.
