Reservations for new homes by individuals remained stable in the 3rd quarter

Compared to the same period in 2024, the number of homes reserved by individuals is down by 9,5%.

Home sales to individuals began to decline in 2022 due to rising construction costs and interest rates. After a slight and short-lived rebound in 2024, reservations have remained stable since the beginning of 2025, at around 16.200.

As for institutional investors, mainly social landlords, they reserved 15.180 homes between July and September, an increase of 12,4% compared to the previous three months and an increase for the third consecutive quarter.

Developers put 19.239 homes on the market, 5,9% more than in the second quarter, but faced with sluggish demand, the stock of homes for sale is growing again.

At the end of the third quarter, 122.177 new homes were available for sale, a slight increase of 1,1% compared to the end of June.

The president of the French Federation of Real Estate Developers (FPI), Pascal Boulanger, said on Thursday, at the time of the publication of the federation's quarterly data, that he still had "not much optimism" given the figures for the third quarter.

According to the French Federation of Property Developers (FPI), activity among developers is half that of a normal pre-crisis year. The exodus of rental investors from the new-build property market since the end of the Pinel tax break on January 1, 2025, is particularly damaging to the sector.

According to FPI data, rental investors accounted for nearly half of sales to individuals up until 2022. In the third quarter of 2025, they accounted for only 21% of reservations by individuals.
