Quartus and the Verrecchia Group win blocks C1 and C2 of the ZAC Cœur(s) de Gradignan in Gironde

150 housing units to meet the needs of all families

As part of the “Living, thriving – 50.000 naturally accessible housing” program led by La Fab, QUARTUS, Verrecchia and the lessor Domofrance, associated with the architects of the DATA agencies, Nadau and the landscaper Vanessa Leydier were selected to develop housing and revitalize the historic heart of Gradignan.

Blocks C1 and C2 will accommodate 150 housing units and a few individual houses, for a floor area of ​​11.250m2. All accommodations benefit from at least an outdoor space with a minimum surface area of ​​6m2 for T2s and more than 23 m2 for the largest accommodations.

The program provides for 30% social rental housing, 28% assisted housing and 42% free housing.

The project aims in particular to rehouse the inhabitants of the Cité Jardin, owned by the CCAS of the City of Bordeaux, and to forge links with the emerging district of the ZAC of Gradignan Centre-Ville. The two developers were selected for the quality and diversity of the housing offered, the choice of quality materials for both construction and exterior fittings, and the attention paid to soil preservation.

Biodiversity as an essential component of the project

The Gradignan project is part of a bioclimatic design approach to offer residents optimal well-being. The accommodation will be through and will thus offer optimal visual and thermal comfort, as well as direct access to the outside.

The ambition is to make plants and biodiversity key elements of the program, an urban ecology approach aimed at dealing with nature in the city, to improve biodiversity and the comfort of residents.

The landscape of the two blocks is designed to encourage gentle travel and reconnect the neighborhood to its environment. The cores of the vegetated islands open up and preserve a maximum of surface area in the open ground to meet the objectives of cooling and reducing the heat island.
