
The event brought together many players in the sector around a common ambition: to promote the projects and the women and men who, through their commitment, are pushing back the barriers of real estate development in the Île-de-France region.
The Pyramides d'Argent competition, a regional version of the FPI's national Pyramides competition, annually celebrates the most exemplary projects undertaken by the Federation's members. Nine thematic prizes, sponsored by FPI IDF's institutional and technical partners, recognize projects that combine innovation, architectural quality, environmental performance, and a positive impact on the local communities.
This 2025 edition was chaired by Méka Brunel, President of the Palladio Foundation. Under her guidance, the jury paid close attention to the projects' ability to anticipate urban transformations and renew professional practices. This approach is fully aligned with the work of the Palladio Foundation, which strives to foster dialogue among stakeholders in urban development and to support the evolution of our professions.
According to Julien Pemezec, Co-President of the FPI Île-de-France: “The Pyramides d’Argent awards are always a special occasion to highlight the diversity and richness of the property development profession. In a historically challenging market, this 2025 edition demonstrates a profession that continues to innovate, reinvent itself, and uphold the values of quality, responsibility, and sustainability. The winning projects illustrate the ability of stakeholders in the Île-de-France region to devise concrete solutions to the major challenges facing cities: better construction, better housing, and better meeting the expectations of the residents of Île-de-France.”

Visten with Les Lumières, in Pantin (93) – Architect: ITAR Architecture
This operation, carried out within the framework of the ZAC du Port in Pantin and in co-promotion with the city's SEM (SEMIP), is also a winner of the AMI "Committed to the quality of housing of tomorrow".
The Les Lumières residence includes 75 family apartments from T1 to T5, 44 apartments under BRS scheme, 31 apartments for purchase, 2 shops, and 1 nursery with 30 cribs.
100% of the apartments have outdoor spaces and feature generous ceiling heights (2,70m). The main facades are made of 23cm thick solid stone and particular attention has been paid to the design of the common areas.

Pyramid of Global Quality – GIP Île-de-France
Eiffage Immobilier & Keyden with HAUTrement, in L'Haÿ-les-Roses (94) - Architect: Pietri Architecte
HAUTrement proposes a new city entrance for L'Haÿ-les-Roses, with a landmark architecture, culminating at R+16.
The residence comprises 170 apartments spread across two buildings.
A symbol of the innovative approach deployed by the project team: the construction site made it possible to reuse the drainage water in the concrete plant and to save 6.240 m3 of water, or 2,5 Olympic swimming pools.

Pyramid of Responsible Operations Management – APAVE
Sogeprom with Agora, in Nogent-sur-Marne (94). Architects: SYLAB and Atelier 2/3/4
Agora is an intergenerational hub that promotes living well together.
The residence is part of a campus combining 46 owner-occupied homes, 20 social housing units and local services.
The complex also includes a senior living residence and the future premises of the social services hub of the city of Nogent-sur-Marne.
Agora illustrates SOGEPROM's CSR commitments: rainwater retention, sustainable and low-carbon materials, high-performance insulation - and contributes to the preservation of Nogent's heritage through the rehabilitation of the 19th-century castle in the heart of the landscaped park.
Nature occupies a place of honor with a classified wooded area, a landscaped garden and a majestic Lebanese cedar, the project's totem tree, which will dominate the heart of the block and blend harmoniously with the architecture.

Energy Diversity Pyramid – GRDF
Green City Immobilier with L'Orée du Parc, in Lieusaint (77) - Architect: Archicréa
L'Orée du Parc is located in the immediate vicinity of the city center and blends perfectly into its residential environment.
The residence comprises 66 apartments spread across three small buildings and 6 townhouses, as well as a coworking space open to all residents, and 3.100 m2 of green spaces.
To heat it, GreenCity Immobilier opted for a hybrid collective boiler room: heat pump and gas boiler, fueled with 100% green gas.

Low-Carbon Building Pyramid – EDF
Cogedim with Woodeum-Séquoia, in Sceaux (92) - Architect: WOA
The result of an exemplary partnership between RATP and WOODEUM, COGEDIM's wood brand, this program embodies the successful transformation of a railway site into a sustainable, elegant and pioneering residence.
WOODEUM-SEQUOÏA offers 66 social housing units, all with a private outdoor space, as well as 3 bright commercial premises on the ground floor, actively contributing to the redevelopment of this structuring artery in the center of Sceaux.
Certifications and Labels: RE2020 at the 2028 threshold, BBCA Excellent, Very Performant level of the NF Habitat HQE label, Low-Carbon label awarded by the State.
Pyramid of Renovation, Extension, Rehabilitation (Joint Winner) – Banque Populaire
Sefri Cime with the AXA Group Headquarters (Paris 8th arrondissement) – Architect: PCA Stream
The historic headquarters of the Axa Group has been built up over the course of the Group's history by the aggregation of buildings from very different periods and typologies (former headquarters of the Bank of Madagascar, former headquarters of Le Figaro).
The project designed by Philippe Chiambaretta consists of a comprehensive restructuring of the site (19.481 m2 SDP in total) with a view to unifying the three buildings around a common hub, a nerve center for exchanges and conviviality, and adapting it to new hybrid working methods by promoting communication and meetings between employees.
The project also aims to position the asset at the highest level of energy performance with the use of a very significant proportion of renewable energy, through geothermal energy and collective heating and cooling networks.

Coffim with Atelier Versigny (Paris 18th arrondissement) – Architects: YMA and Asphalt Architecture
Formerly an above-ground car park from the 50s and 60s, this iconic building in the 18th arrondissement has been completely transformed through a major renovation combined with the addition of two floors, to accommodate 51 apartments and two levels of offices.
The street-facing facade, recognizable by its wide glazed bands, is preserved and enhanced.
At the heart of the block, a landscaped courtyard opens up, bordered by extensions with facades enlivened by continuous balconies. As the existing building had no green space, all of it was created from scratch.
The architectural approach: to reveal the original concrete, and to combine wooden joinery, champagne aluminium shutters and understated cladding for a contemporary and sustainable design.

Pyramid of the Circular Economy – Socotec
Icade with TIME, in Saint-Denis (93). Architect: Maison Edouard François
Located in Saint-Denis, 500m from Paris, the TIME project includes 106 housing units (30% of which are BRS and 70% are affordable ownership at 5,5% VAT), a Municipal Health Centre, a restaurant, and an office space.
Its unique architecture harmonizes the heritage of the EMGP and the Place du Front Populaire and offers a multiplicity of innovative construction systems aimed at reducing its carbon footprint: low-carbon concrete, glued laminated timber in post-and-beam construction, low-carbon bricks to clad one of the buildings and three annex volumes made of self-supporting rammed earth.
The project also gives pride of place to reuse with 1% of the amount of work dedicated to reuse, 5% of the concrete used incorporating recycled aggregates, and 20% of the amount of exterior development work dedicated to reused products.
Pyramid of Corporate Real Estate – SMA BTP
Sefri Cime with Good Life, in Issy-les-Moulineaux (92) - Architects: Ateliers 115
Originally built to house the headquarters of the CANAL+ Holding, the 28.000 m2 SDP building underwent an audit in order to renovate it to bring it up to the level of the best prime assets.
It was decided to retain the essential structure - perfectly suited to the desired redesign - and to revisit the architecture to give it an attractive image.
Recently leased by Microsoft, the "GOODLIFE" building will bring together various functions and facilities such as: a business center; two entrance halls; diverse dining areas (Club House, Bistro, Street food and bakery); office spaces with terraces accessible on different levels.

Regional Grand Prize (Joint Winners) – Caisse d'Épargne & Bien'ici
Cogedim with Central Jau.Bert in Sartrouville (78) – Architect: Atelier Herbez
This urban renewal operation in the city center of Sartrouville, which is undergoing revitalization, includes the construction of 348 housing units, including 38 social rental units, 151 units sold under a split ownership scheme for a student residence, 150 units for ownership, 9 units in a coliving space for seniors, 3 shops at the base of buildings, and 328 underground parking spaces.
Strategically located just 600 meters from the RER (lines A, J and L), the project blends harmoniously into an environment combining greenery and sustainable architecture.
The residence is built around a landscaped central courtyard (2.594 m2) and prioritizes bright and comfortable apartments. The apartments feature generous outdoor spaces, offering an optimal quality of life in close proximity to Paris.

Interconstruction & Emerige with Fauvelles, in Courbevoie (92) – Architect: Bridot Partenaires Architectes
Located in Courbevoie, the project is part of an urban renewal dynamic in the Fauvelles district and the development of mixed uses near the urban hub of La Défense and its public transport offering.
The project enabled the transformation of empty office buildings on 100% impermeable land into a mixed urban project resulting in the creation of 2.700 m2 of green spaces.
Today it houses 494 apartments, 2 commercial premises, 1 municipal swimming pool, 1 gym, all spread across 8 buildings.
The project aims for high environmental performance with demanding certifications. The owner-occupied apartments benefit from quality features (hardwood floors, semi-equipped kitchens, etc.). The common areas are decorated by interior designer Corinne Crenn.
