Plurial Novilia launches its housing project adapted to families with children with NDD

Built in Bétheny in the residential area "Les Promenades de Damoiselle" in partnership with the Reims University Hospital and the L'Amitié association, the project consists of the construction of three housing units entirely designed and equipped for the well-being of the person with NDD, and their parents.

Accessible, adapted and inclusive housing

Located on rue Toni Morrison, the three single-story, T4/T5 single-family houses measuring 106 to 108 m² have been designed to meet the specific needs of children with NDD – representing 5% of newborns in France – by taking into account the sensory specificities associated with this type of disorder.

To create a safe, stimulating and supportive environment, Plurial Novilia called on the firm Mata Architecture and was able to count on numerous partners*, including the Reims University Hospital and the L'Amitié association. The result is a therapeutic and inclusive architecture that aims to provide a sensory, visual and sound environment that promotes children's well-being and reduces parental stress.

Thus, the houses—built in an L-shape to ensure privacy between families—will ensure clarity and clarity in both indoor and outdoor spaces, with separate day and night areas, while particular attention has been paid to safety within the home. The choice of soft, solid colors for the walls, as well as the soundproofing of the various rooms, will contribute to a calming environment for the child. Each house will also include an 8 m² calming room, with no opening to the outside.

With direct access to the services needed for child development and the creation of a supportive community where families can share resources and experiences, this project aims to promote autonomy and strengthen social cohesion within the future residential neighborhood "Les Promenades de Damoiselle".

An eco-responsible project, fully integrated into the “Promenades de Damoiselle”

Double glazing in wood, internal insulation (ITI) with bio-sourced materials such as glass wool for the zinc roof, itself designed to store and facilitate the infiltration of rainwater on the plot... the three houses were designed to meet the decarbonization objectives of the building sector, in line with the CSR strategy of Plurial Novilia and the Action Logement group. Studied with a local project management team, the project thus benefits from NF HABITAT RE2020 certification, 2025 level with CEP < -5%, CEP nr < -5% and Bbio < -5%.

The houses will also be equipped with solar panels on the roof, like all the rental and home ownership buildings built by Plurial Novilia within the "Promenades de Damoiselle." Indeed, Plurial Novilia has envisioned a neighborhood capable of producing its own energy by experimenting with a collective self-consumption system—another first in the Grand Est region.

Launched in 2019, the development project includes three phases of construction of individual and collective housing. At this stage, the development work on the first^st and 2^e The first two phases are completed. Rentals, affordable home ownership, building plots, green spaces, playgrounds: the "Promenades de Damoiselle" will offer a comprehensive overview of innovative and adapted housing as designed by Plurial Novilia.

This adapted housing project joins the list of innovative projects led by the Reims lessor in Bétheny: wood and straw pavilions, high energy performance modular constructions with the startup Inergeen or even “NoviliaSun”, an energy autonomous building (up to 70%) which will see the light of day on 1^er 2026 quarter.
