Plurial Novilia is revitalizing an urban wasteland in the heart of Avize

Led by Plurial Novilia, in partnership with the town hall of Avize, the project reflects a desire to reconcile land conservation, energy performance and social diversity, in service of well-being in the municipalities of the Marne.

Redeveloping an urban brownfield site into a real estate development promoting diversity and accessibility

Located at the corner of Rue Pasteur, Rue de la Carrière, and Rue Léon Bourgeois, this project reflects a commitment to land conservation and revitalizing the town center. It comprises 16 units in total: 15 new apartments and 1 renovated unit, with a balanced mix of housing types (7 two-bedroom, 7 three-bedroom, and 2 four-bedroom) to accommodate a diverse population (families, young professionals, and seniors). Five of these units are adapted for people with reduced mobility (PRM), thus promoting intergenerational living and universal accessibility.

Accessible via a renovated covered passageway, the 17-space semi-underground parking lot preserves the character of the old town center. The Carrière block thus contributes to strengthening Avize's residential identity, while supporting the ecological transition of rural areas.

A sustainable project serving the Épernay region

And for good reason: this urban regeneration project enhances existing buildings and optimizes land use. Certified RT2012 -20% Promotélec, it guarantees excellent energy performance and a significant reduction in carbon emissions. The architecture – designed by BLP Architectes – was conceived to blend harmoniously into the historic fabric of Avize, while prioritizing materials and volumes that respect local heritage.

Beyond its environmental requirements, the Carrière development actively contributes to revitalizing the town center and enhancing the region's appeal. The goal? To meet the housing needs of residents and employees in the Épernay and Côte des Blancs area for affordable accommodation, while fostering connections between employment, housing, and quality of life.
