Plurial Novilia restructures the Mihaud Carné residence in Saint-Michel-sur-Orge

The result of significant consultation and discussions with the Town Hall, this operation – worth a total of 10,5 million euros – was entrusted to GTM Bâtiment with the aim of improving the neighborhood's housing and the living environment of its residents, while strengthening the rental offering.

A project between rehabilitation and residentialization

Located on rue Berlioz, rue Marcel Carné and rue Massenet, the residence has benefited from restructuring work aimed in particular at opening up place Marcel Carné and creating an esplanade in front of the media library to give it more visibility and improve the quality of life of residents. Thus, 20 housing units were demolished last year, allowing spaces to be opened up and circulation redesigned. 40 housing units (9 T1 bis, 10 T2, 21 T3) were built on the plot, place Berlioz, and the remaining 48 housing units were preserved and rehabilitated.

Faithful to its principles, Plurial Novilia has placed emphasis on the environmental aspect, with the creation of a central green island in the heart of the residence and the infiltration of all rainwater from the residence to the plot. despite strong spatial constraints.

As for the renovated building, a significant "energy" component was deployed with the installation of ITE (external thermal insulation) on the facade, roof insulation, replacement of exterior joinery and installation of efficient CMV. The work thus carried out made it possible to achieve an energy label C.

Improved living comfort and increased rental availability

The interior of the residence and its apartments has also undergone extensive renovations. The entrance halls were completely renovated for the occasion, and the lobby on the Marcel Carné side has been enlarged. In addition, all of the common areas have been refurbished, with the replacement of the hall doors and basement access doors, as well as the exterior woodwork, and the floors repainted. Video intercom and smoke extraction systems for the shafts have been installed.

The most notable changes for tenants were made in the homes themselves, with the replacement of landing doors and exterior woodwork, the installation of electric roller shutters, the renewal of aging sanitary equipment, and the improvement of wet rooms where necessary. Finally, for eligible and willing residents, shower rooms adapted for people with reduced mobility were installed. This is to encourage people with specific needs, particularly seniors, to remain independently at home.

In order to strengthen and diversify the city's rental offering, a new building (R+4) with 40 housing units has also been created. Ranging from 31,50 m² to 73 m², with duplexes on the top floor, these meet in every way the performance levels expected in new housing (RE2020).
