Nexity wins a major urban social mix project in the Sanitas district of Tours

An ambitious project in a rapidly changing neighborhood

Unveiled last December by the City of Tours, this project is part of the New National Urban Renewal Program (NPRU) for the Sanitas district, which is undergoing a major urban transformation. Designed in collaboration with the architectural firm Mallet Morales, the complex will consist of three buildings, including a fourteen-story tower housing a residence with approximately 130 rooms for students and young athletes. The residence will be managed by Studéa, a specialized subsidiary of Nexity. Construction is scheduled to begin in 2028, with an opening planned for 2030.

Social diversity in service of cultural and community life

Beyond the residence, the Saint-Paul block will offer a culinary hub of approximately 900 m2, designed as a place for encounters and culinary discoveries, celebrating the cultural diversity of the Sanitas district. This new space will interact with the Saint-Paul market, a true focal point, to strengthen local ties and revitalize the neighborhood.

The third building, developed over four levels, will house the Maison des associations, which will double its surface area to reach 1.500 m2. It will also offer modular spaces, suitable for both offices and coworking, in order to meet the varied needs of local actors such as France services.
