The new real estate specialist website Trouver-un-logement-neuf.com has unveiled a special barometer of new real estate prices in the Île-de-France region. Produced using data collected in the region's 20 most dynamic cities in terms of construction, i.e., those with at least five new developments currently on the market, this barometer highlights contrasting changes over the past year in the average price of a three-room apartment, the benchmark surface area.
Marked drops in several municipalities in the inner suburbs
As at the national level, the Île-de-France region is showing a stable trend. It costs just over €370.000 to buy a new three-room apartment in the Paris region, €1.000 more than a year ago. This represents an increase of +0.27%, well below current inflation.
In detail, it is mainly localities in Greater Paris that have recorded significant drops, such as Saint-Denis: -9,92%, Colombes: -9,86%. Poissy in Yvelines completes the podium of the biggest drops: -8,33%.
Other cities experiencing declines include Puteaux (-3,96%), Clamart (-3,08%), and Saint-Ouen-sur-Seine (-2,40%). These price declines reflect a market correction after several years of sustained growth and also reflect adjustments to credit access conditions since the sharp rise in interest rates in 2022.
Like Poissy, a leading transport hub with the new RER E and the extension of Tram 13, it should be noted that these municipalities remain very well located and attractive, which could make them opportunities for investors looking for new products in well-served urban areas.
More increases in the outer suburbs… and in Paris!
Conversely, other cities saw their prices rise sharply. Drancy stands out with a record increase of +12,47%, closely followed by Paris itself, which recorded a spectacular +10,05% in new property prices, now averaging €884.400 in Q3, compared to €803.600 last year. This increase reflects the scarcity of supply in the capital and the strong demand for new properties meeting demanding energy standards.
Significant increases are also observed, beyond inflation, in Stains: + 8,06%, L'Haÿles-Roses: + 6,19%, Bezons: + 2,77% or Meaux: + 2,70%, demonstrating the growing attraction of peripheral sectors, often more affordable, well connected to transport and targeted by urban renewal policies.
Seine-Saint-Denis, the most active department!
Seine-Saint-Denis (93) is the most represented department in this ranking with 8 out of 20 towns, which underlines the intensity of new construction in this rapidly changing territory. Hauts-de-Seine (92), with 4 towns, confirms its historical attractiveness, although prices have generally fallen.
The other departments of the Île-de-France region are each represented by only one or two dynamic municipalities, possibly demonstrating the brakes put on new developments in the outer suburbs by developers since the decline in sales that began in mid-2022. This decline in supply could well penalize the recovery and cause prices to rise again if demand quickly returns.
Top 3 most expensive and affordable cities
Unsurprisingly, Paris remains the most expensive city in the ranking with an average price of a three-room apartment of €884.400, followed by Puteaux (€605.800) and Saint-Germain-en-Laye (€555.400), two towns in Hauts-de-Seine and Yvelines which combine a sought-after living environment and proximity to Paris.
Conversely, the most affordable prices are found in Stains (€237.400 for a 3-room apartment), Drancy (€269.600) and Poissy (€266.300), towns that can be a gateway for first-time buyers or investors looking for rental returns on new properties.
