New home prices in the Île-de-France region: the Parisian market is still in a phase of adjustment

Based on data collected in Paris and the 25 most dynamic cities in the region in terms of construction—those with at least five new developments currently on the market—this barometer highlights a more consistent trend in the Île-de-France market.

Between November 2025 and April 2026, new home prices in the Paris region confirm a clear transition: after a phase of volatility and local imbalances, prices are now evolving in a logic of gradual adjustment, generally oriented downwards but without a sudden break.

A moderate decrease in the average price of new properties in the Ile-de-France region over six months

Specifically, the average price of a new three-room apartment in Ile-de-France fell from 367.473 euros to 363.615 euros, a decrease of -1,05% in six months.

For Céline Coletto, spokesperson for Find-un-logement-neuf.com: "The Paris region market seems to be continuing to adjust, but in a gradual and contained manner. The observed correction is not a massive reversal, but rather a slow shift, in a context where financing conditions remain restrictive and where developers continue to adjust their commercial strategies."

Which cities are experiencing the most downward corrections?

The price decline between November 2025 and April 2026 is mainly concentrated in the municipalities of the inner suburbs and areas that have experienced strong new housing production. Several markets are therefore recording marked declines, notably Bezons: -8,55%, Sartrouville: -7,95%, Puteaux: -4,51%, Saint-Denis: -4,34% and Asnières-sur-Seine: -4,07%.

At the same time, a large part of the municipalities of the Ile-de-France region are now in a zone of relative stabilization, with more contained variations between -3% and 0%, like Clamart where the average price of a three-room apartment remains completely stable over six months at 456.600 euros for a new T3.

Colombes, Ivry-sur-Seine, Noisy-le-Grand and L'Haÿ-les-Roses illustrate this phase of gradual equilibrium, in which the most significant corrections now seem to be absorbed and where the market tends to normalize locally.

Increases remain limited but are present in some areas

Meanwhile, some municipalities continue to record price increases, although significantly more moderate than in previous cycles. Melun is up +3,96%, Le Blanc-Mesnil +2,81%, Gennevilliers +2,20%, Châtenay-Malabry +1,70% and Saint-Ouen-sur-Seine +1,47%.

These increases remain concentrated in areas undergoing urban transformation or benefiting from a dynamic of attractiveness linked to the infrastructure of Greater Paris and urban renewal operations.

Paris, a market that remains unique

Paris maintains a specific trajectory with an increase of +3,23% between November 2025 and April 2026, bringing the average price of new three-room apartments to over 900.000 euros.

After a 2024/25 period marked by double-digit annual growth in the previous barometer, the capital is now entering a phase of normalization, characterized by more moderate growth but still sustained by the structural scarcity of new housing. This supply is increasingly geared towards the high-end market.

Top 3 most expensive and most affordable cities

Unsurprisingly, Paris remains by far the most expensive location in the region. The most expensive towns are concentrated in the most attractive and best-connected areas of the Paris region. Puteaux confirms its upscale positioning with an average price exceeding €600.000, ahead of Clamart, which completes the top three at €456.600 for a two-bedroom apartment.

The most affordable prices are concentrated in Seine-et-Marne, in towns like Melun and Meaux, which, along with Stains in Seine-Saint-Denis, offer two-bedroom apartments for under €250.000. These areas remain prime locations for first-time buyers and investors, with prices generally remaining stable.

The market in the Île-de-France region appears more homogeneous than it will be in 2025.

Comparison with the context of April 2025, during a previous Ile-de-France barometer, shows that at that time the market was highly dispersed, with double-digit increases in some municipalities and very marked corrections in others.

Between November 2025 and April 2026, this volatility appears to lessen. Extreme increases disappear, while corrections become more homogeneous and more widely distributed across the Île-de-France region.

One of the striking elements of this latest barometer is that the number of municipalities included in the analysis increases from 20 in 2025 to 26 in 2026, a sign of a progressive regeneration of the new construction market in Ile-de-France, with more municipalities being very active.
