Lorillard restores the woodwork of the Nombre d'Or residence in Montpellier, respecting the work of Ricardo Bofill

In Montpellier, in the Antigone district, ACM Habitat entrusted Lorillard Bâtiment Occitanie with the restoration of the joinery of the Nombre d'Or residence, an emblematic complex designed in 1984 by the architect Ricardo Bofill.

The operation concerns 275 occupied dwellings and provides for the renovation of 1.518 joinery units, with a dual objective: to preserve a highly codified heritage architectural style and to improve performance, particularly energy performance.

An intervention as close as possible to the existing situation

The residence, whose composition is based on the proportions of the "golden ratio," features strongly structured facades. In this context, the project relies on a principle of identical replacement, in accordance with the original architectural specifications.

The existing wooden window and door frames were replaced with new pine frames, equipped with high-performance double glazing and a 10-year guaranteed treatment, combining aesthetic appeal with modern performance.

A construction project on an occupied site with significant constraints

Carried out on an occupied site, in the heart of a busy pedestrian square, the operation required particularly rigorous organization.

Three installation teams were mobilized to achieve a rate of approximately 16 joinery units per day, in close connection with the manufacturing carried out in flow at Molenat Bois, at a rate of 70 to 100 joinery units produced per week.

The project also incorporated an asbestos removal protocol under SS4, with appropriate protection devices in each dwelling, as well as "just-in-time" logistics, made necessary by the lack of on-site storage and access constraints related to the urban environment.

Performance and comfort without altering the artwork

The new joinery incorporates high-performance double glazing (U < 1,3 W/m².K) and improved sealing solutions.

To meet the occupants' expectations while respecting the architecture, the choice fell on a double interior thermal and blackout curtain, in a sober color, allowing to improve thermal comfort and summer comfort without changing the appearance of the facades.
