IMMO Mousquetaires and Nexity are joining forces to transform the historic commercial site in Villeneuve-Loubet (06) into an attractive and sustainable new mixed-use neighborhood

Located between Cagnes-sur-Mer and Antibes, in the immediate vicinity of Nice, this strategic site currently houses an Intermarché and a Bricomarché, situated at the entrance to the town and on the seafront. Historically rooted in the area, this retail complex is now the subject of a major redevelopment project developed by Nexity for IMMO Mousquetaires.

Through this first major project with Nexity, the Mousquetaires Group affirms its commitment to actively participating in the transformation of city entrances, long characterized by aging commercial zones, to create more harmonious, mixed-use, and sustainable living spaces. Combining modernization of uses, de-paving of an almost entirely developed site, and addressing housing needs, this project illustrates a renewed vision of commerce and urban development: more responsible, more aesthetically pleasing, and deeply rooted in the contemporary expectations of residents and communities.

This partnership illustrates the two groups' commitment to jointly developing innovative urban projects that reconcile commercial, residential, and territorial considerations. The Nexity and IMMO Mousquetaires teams designed this project with a focus on phased transformation, ensuring the continuity of commercial activity throughout the construction period.

A large-scale urban project covering more than 30.000 m²

Conceived as a comprehensive urban redevelopment project, the program includes the reconstruction of the Bricomarché and Intermarché stores, while also creating a mixed-use development combining shops, offices, sports facilities, and housing. Ultimately, the site will include 1.175 m² of office space and a sports area of ​​over 1.300 m².

At the heart of this transformation, approximately 400 homes will be built, representing nearly 24.000 m² of living space, in a completely redesigned environment. Outdoor spaces, circulation areas, and access points will undergo a comprehensive redevelopment to offer improved urban continuity and enhanced landscape integration, in harmony with the coastline and the existing urban fabric.

An operation carried out in phases

The project's provisional timeline is structured around several stages:

• May 2026: signing of the promise;
• 2028: Phase 1 - construction of the new Bricomarché and housing on the site of the former service station and part of the parking lot;
• 2030: Phase 2 - transfer of Bricomarché to the new building, demolition of the old site then construction of the new Intermarché and housing;
• 2032: Phase 3 - transfer of the Intermarché to its new building, demolition of the old store then construction of the last housing units.
