A very heterogeneous portfolio of condominiums
Energy renovation is one of the central challenges of housing policies. In co-owned properties, however, its implementation remains contingent on the building's configuration, its heating system, its governance, and the financial resources of the co-owners.
Two years after its launch, CoproSolutions, the Hellio group's digital platform dedicated to energy renovation projects in co-ownership, analyzes data from more than 51.000 buildings spread across France.
The results reveal significant disparities. Some co-owned properties already have favorable conditions for undertaking renovations, while others face numerous challenges. Small co-owned properties in historic city centers appear particularly vulnerable: they represent more than a third of the observed housing stock and concentrate a significant proportion of units rated F or G on the energy performance certificate (EPC).
Conversely, provincial residential condominiums, which account for nearly 40% of the buildings studied, could be the main lever for accelerating large-scale energy renovation.
According to Tanguy Dupont, Vice President of the Hellio Group in charge of Housing: “As France accelerates its electrification, the success of the energy transition will also depend on the ability of the condominium sector to transform itself. Two years after its launch, CoproSolutions intends to play a central role in this transformation by investing in its functionalities, to provide more services so that condominium managers can be equipped to meet the challenge of energy renovation.”
A platform designed to simplify renovation projects
Launched in June 2024, CoproSolutions aims to reduce the administrative complexity that hinders energy renovation operations in co-ownership.
The platform centralizes the documents necessary for the preparation and monitoring of projects: draft multi-year work plan (PPPT), multi-year work plan (PPT), DPE, energy audit, global technical diagnosis (DTG), quotes and administrative documents.
In particular, it allows managers to access a simplified view of the work schedule, to share a summary with the condominium board and to receive reminders about operations to be submitted to a vote.
Two years after its launch, CoproSolutions boasts 51.000 registered condominiums across all French departments, 1.551 listed property management companies—including Foncia, Nexity, Orpi, Sergic, and Laforêt—and 3.000 user managers. More than 1.000 multi-year work plans are reportedly being tracked on the platform.
Five profiles facing the electrification of buildings
Based on the data collected, CoproSolutions distinguishes five main categories of co-owned properties. Each requires tailored solutions in terms of energy renovation and electrification.
Small condominiums in old city centers are the most vulnerable.
Small apartment buildings located in the centers of large urban areas represent 36,2% of the listed housing stock. They have an average of 18 units and 86% have individual heating. Most of the buildings were constructed before 1960.
A third of these buildings have an energy rating of F or G. Architectural constraints, fragmented heating equipment and the cost of work complicate the use of electrified solutions, such as individual or collective heat pumps.
These co-owned properties are also among those most exposed to the progressive rental restrictions provided for by the Climate and Resilience Law.
Large housing estates from the 1960s to 1980s facing costly renovations
Large housing complexes represent only 1,1% of the condominiums listed on the platform, but they concentrate particularly significant needs. Generally located in dense urban areas, they can contain more than 200 units and are often equipped with central heating.
Their governance is usually structured, but the necessary renovation programs reach significant costs. Mostly rated D or E on the Energy Performance Certificate (EPC), these buildings would require massive investments to switch to electrified solutions. This situation raises questions about the capacity of current subsidies and financing mechanisms to cover their needs.
Residential condominiums in the provinces, the main potential for massification
With 39,1% of the buildings recorded, residential condominiums in the provinces constitute the largest category observed. They comprise on average about fifteen units and have energy performance close to the national average.
Heating is predominantly individual. Their small size can facilitate decision-making and the implementation of renovations, making them an important lever for achieving national renovation targets. Hellio indicates that it is deploying support dedicated to the comprehensive renovation of these small co-owned properties.
Condominiums in the reconstruction period at the heart of public policies
Condominiums built during the post-war reconstruction period represent 15,3% of the studied housing stock. Mostly constructed between 1960 and 1970, they contain approximately 25 units and are frequently equipped with central heating.
Nearly a third of these properties are still rated F or G on the Energy Performance Certificate (EPC). While very common on the sales and rental markets, they benefit from greater transparency regarding their energy performance, as the EPC is required for transactions. Their renovation is now a priority for public policy.
Modern suburban condominiums, better prepared
Mostly built after 1980, modern suburban condominiums offer the best energy performance among the five identified profiles. On average, 57% of their units are equipped with individual heating, and more than one in five is already rated A, B, or C.
For these complexes, the challenges are less about major renovations than about optimizing consumption and intelligently managing collective equipment.
Devices to be adapted to each category of building
The analysis shows that French co-ownership does not constitute a homogeneous market. Depending on the buildings, the obstacles mainly relate to architectural and technical constraints, the financing of works, or the functioning of collective governance.
Achieving national electrification targets would therefore require differentiated measures depending on the size, construction period, heating method and energy performance of each condominium.
New features announced from 2026
CoproSolutions plans to develop, starting in 2026, a platform for monitoring consultations. Managers could use this platform to directly contact approved architects, engineering firms, project management consultants, and construction companies to obtain quotes and launch their projects more quickly.
The professionals consulted would also have a dedicated space to track the requests received.
By 2030, CoproSolutions aims to support every condominium with a Multi-Year Works Plan and to increase the proportion of managers using the platform to 50%, compared to around 20% today.
The features under consideration include:
- monitoring energy consumption;
- automated analysis of building diagnostics and data;
- personalized work recommendations;
- simulations of out-of-pocket expenses;
- loan simulations and projected payment schedules;
- automated reminders of work to be presented for a vote at the general meeting.
According to David Lemarquand, Head of Development at CoproSolutions: “Condominiums represent one of the major challenges of the French energy transition. Today, we see that electrification can only succeed by combining support, financing, and simplified renovation processes. We believe that a standardized approach will not suffice: we must now rely on data and artificial intelligence to provide each condominium with the solutions it truly needs.”
