“Kalifornia”: award-winning office spaces

Evaluated on 100 criteria and 8 categories (architecture, environment, equipment, operation, flexibility, location, security, services), "Kalifornia" obtained a score of 4.6/5 – one of the best scores achieved since the creation of this evaluation system, for an office building.

The building's strengths, which were highlighted in this rating, include:

• Oversized airflows of 30 m3/h throughout the office floors, offering great freedom in the layout of meeting rooms.
• Private terraces on all floors.
• New, latest-generation equipment and the integration of recent technologies.
• The presence of green outdoor spaces, equipped for working outdoors.
• Numerous quality services (several catering areas, shared and modular meeting rooms, parking spaces equipped with electric terminals, etc.).
• A careful design with a monumental staircase and an artistic work created especially for the building.

Since the end of February, Kalifornia's first tenants have been able to move into their new offices. In Extenso Ile-de-France (250 employees) and the Bayard Group (around 750 employees) have benefited from a building that perfectly meets the needs and requirements expressed by companies serving employees. Designed to meet strong ambitions in terms of comfort and uses, the building is part of Bouygues Immobilier's innovative and committed approach, the "Generous Office."

High quality of use to make employees' daily lives easier

Designed to ensure a pleasant working environment conducive to collective innovation, the offices are flexible and bathed in natural light. The building boasts 4.500 m² of outdoor space: 2 m² of private planted terraces and a 2.500 m² shared garden. A service base, overlooking the gardens, offers occupants several dining areas, a welcome coffee bar, and large, fully equipped and shared meeting rooms. The interiors were designed and decorated by the Ateliers 2/2.000/2/ agency, a specialist in interior design.

Upon entering the main hall, employees and visitors are greeted by a majestic 12-meter-high work of art by artist Jeanne Wilkins. Entitled "Cosmic Garden," the work features 7000 suspended woven porcelain petals. This work is part of the "1 Building, 1 Artwork" charter, supported by the Ministry of Culture.

A building with a measured impact on the environment

The project did not result in any artificialization, on the contrary, rather a de-artificialization through the creation of landscaped gardens to encourage the return of nature to the city, with a total of 53 trees planted and 77 different plant species. Labeled BiodiverCity, "Kalifornia" integrates more nature than the initial site and is therefore a positive biodiversity project. Its design carries strong environmental ambitions: use of geo-sourced materials as well as around thirty materials from the circular economy, integration of photovoltaic panels, a parking lot equipped with more than 100 electrical terminals and use of ORAÉ® glass from Saint-Gobain Glass France, a glass with a lower carbon footprint whose components are made from recycled glass.
