In Bordeaux, Terres de Bastide is launching its first phase of 328 student accommodations

The laying of the foundation stone of Terres de Bastide, organised on July 23, 2026, marks a new stage in the realisation of this mixed programme located within the coordinated development zone (ZAC) Bastide Niel, on the right bank of Bordeaux.

The project is being developed by Legendre Immobilier in joint venture with Aquipierre and Aire Nouvelle, a subsidiary of the Equans group. Its architectural design is a collaboration between the firms MVRDV, Fabre de Marien and COBE Architecture.

Ultimately, Terres de Bastide is planned to include a student residence, a public car park, shops and landscaped public spaces. The entire project represents 17.809 m² of floor space on a land area of ​​approximately 7.300 m².

The first phase is dedicated to student housing and parking.

The first phase includes the construction of two buildings housing a student residence with 328 units. Acquired by Ardian, this will be complemented by reception areas and outdoor amenities.

The project also includes a four-level, 392-space parking garage, intended to be open to the public and operated by Interparking. A landscaped area will be created on the roof of the parking garage.

The public spaces created around the buildings must promote pedestrian and cycle traffic as well as landscape continuity with the rest of Bastide Niel.

More than 40 workers mobilized on the construction site

The ceremony takes place while work is already underway. Construction began in December 2025 with the building of the multi-story car park, the first structural component of the project.

The main construction work on the various buildings is now underway. According to Legendre Immobilier, more than 40 workers are employed on the site. A concrete batching plant has also been installed directly on the construction site to meet some of the production needs and organize supplies.

This first phase simultaneously includes the construction of the student residence, the development of its reception areas, the creation of the garden on the roof of the car park and the creation of future public spaces.

First deliveries expected in the second quarter of 2028

The first deliveries are scheduled to begin in the second quarter of 2028. The public parking lot is to be put into service first, before the gradual opening of the student residence.

The first phase of the program is announced as compliant with the RE2020 environmental regulations and committed to the NF Habitat HQE approach. However, the precise performance targets for these two standards are not detailed in the information provided.

A program integrated into the transformation of Bastide Niel

The groundbreaking ceremony took place in the presence of Alexandra Siarri, first deputy mayor of Bordeaux in charge of urban planning and housing, Claire Vendé, general manager of Bordeaux Métropole Aménagement, Omar Fjer, head of real estate in France and managing director at Ardian, Roland Cracco, president of Interparking, and Vincent Legendre, president of the Legendre Group.

Through the combination of several uses within the same operation, Terres de Bastide must participate in welcoming the future residents, students and users of this new Bordeaux district.
