How do companies use their offices in a post-Covid environment?
1 - Returning to the office remains a high priority: 68% of the companies surveyed wanted to encourage their employees to return to the site during the first half of 2022.
2 - Employees have a choice for the moment: 70% of the companies surveyed want to offer flexibility and are in favor of a return to the office on a part-time basis and/or at the discretion of employees.
3 - Communication and digital tools are two pillars of face-to-face recovery, respectively acclaimed by 63% and 48%.
What are the determinants of real estate strategy and have they changed?
4 - Real estate strategies will be accelerated: 92% of users are considering changes in their real estate strategy and 41% of those surveyed are planning an upward evolution of m2 (compared to 33% in 2021).
5 - Growth projects will require making choices quickly in terms of location: 18% of respondents plan to change site to benefit from better quality spaces and 41% plan to shrink their real estate footprint with consolidation on a number reduced sites.
6 - Coworking spaces are expected to occupy a growing share of the total user portfolio (between 11 and 25%), without speaking of massive outsourcing.
Workplace policy: the new rules of the game
7 - Hybrid working is not a fad: 72% of companies are committed to adopting this way of working compared to 55% in 2021.
8 – It will now be necessary to find the balance between company rules (56% are aiming for a supervised hybrid work model) and personal preferences. One out of two companies is in favor of a fair mix between presence in the office and teleworking and 38% opt for a 3-day presence on site.
Rethink office layout
9 - A change of gear for the Workplace strategy: 63% of companies intend to improve and increase the share dedicated to collaboration and meeting spaces (compared to 36% in 2021). The office must now be an attractive place: 50% of respondents want to redefine the new standards in terms of design.
10 – Agility reigns supreme: we are heading towards the end of the assigned position for 79% of users who plan to reduce the share.
