The energy renovation of the condominiums is a very complex project which must satisfy all of the project owners: the co-owners, the project manager, the trustee and the city.
The Residence Chateaubriand in Dijon, a building of 84 apartments, is a substantial project of global renovation of condominiums in the Dijon basin. Myral was chosen for its technical solution and its advice by the prime contractor Gustave-ADEQUATION and the co-owners, for the new building envelope. Recognition for the expertise of a local player, particularly suited to the condominium market.
A technical response with an aesthetic and efficient rendering
The use of non-ventilated cladding made it possible to significantly improve the thermal performance of the building, without weighing down the frame and by treating the various bare facades.
At the end of the site, the heating consumption fell by 35% by reducing the thermal loss of the walls by 92% (the coefficient “U” of thermal transmission went from 2.940 W / m².C to 0.208 W / m². VS).
Aesthetically, the objective was to break the bar effect of this building dating from the 70s and give it a more contemporary identity.
On the lower part, the prime contractor chose a shade of whites from the pure matt range which lightens and gives a sophisticated effect to the whole, while for the 3 upper floors, the use of he standing joint effect in Zinc Patina and Alunatur finishes, coupled with Mirror Polished parts, breaks the uniformity, energizes the facade and offers it a new modernity. Finally on the 2 pinions, a Myral and EMI mix was implemented.
Myral, partner of an exemplary project
It will have taken 10 years before starting work. The idea was launched in 2009 and the work was finally adopted in GA in December 2016.
A project that was possible thanks to the determination of the project manager GustaveADEQUATION, the co-owners and their NEXITY trustee, led by Pascale Reimon, Nexity manager, who knew how to make the link with the co-owners by accompanying them in the process of '' obtaining aid and financing.
A project also possible thanks to the way of obtaining the adhesion of the inhabitants. Indeed, the specific organization of the group of companies, composed of a technical and architectural relay and a relay of effective relational management and communication, made it possible, in view of the technical constraints of the site, to propose a global project , almost finished, from the construction mode, to the products used.
Among the ITE solutions on the market, the Myral solution was chosen by Gustave ADEQUATION thanks to the qualities of the product, which notably made it possible to cover and insulate the facades without touching the asbestos-coated Glasal panels. The prime contractor also appreciated the idea of involving a local manufacturer.
Myral was not only a supplier, but also a true partner of the project, and this, from the first technical meetings.
Marie-Pierre Brosse, Myral project manager, allowed a constructive exchange in order to identify the best solutions, validated by Julien Bagnard from the Myral design office, who brought his expertise of the regulatory framework.
In addition, Myral, headquartered near Dijon, has opened the doors of its manufacturing plant to co-owners. The latter were reassured on the one hand by the proximity of the company, on the other hand by discovering the industrialization process, a guarantee of product quality.
According to the professionals who intervened on this project supported by Dijon Métropole, the Chateaubriand residence should be considered as the benchmark site which should serve as an example for the 4500 other condominiums in Dijon.
For Marie-Pierre BROSSE, Myral project manager, “The support of co-ownerships by a project management team is essential. It must be organized in such a way as to respond to all the questions, needs (aid, financial simulation, architectural simulation) and concerns (before and during work) of the co-owners. The thermal renovation project must be understood in its entirety to offer the most suitable solution (s). "
Insulating facade cladding M32
The façade cladding incorporating PIR type insulation, designed, manufactured and marketed by Myral, combines aesthetics, rapid installation and energy efficiency (lambda of 23 mW / mK). Made to the size of the layout, the length of the panels is variable, from 1,5 ml to 14 ml (compared to 1,5 to 2 ml for traditional cladding panels). Myral facade cladding can be clad or clad on all types of construction. Two thicknesses are available, the M32 and the M62. The solution is a lasting investment with an estimated lifespan in life cycle analysis of more than 50 years. Customizable (depending on conditions), the Myral color chart offers a wide choice of colors and different ranges of finishes.
