Plurial Novilia, a subsidiary of the Action Logement group, manager of more than 37.000 housing units in the region of Champagne-Ardenne and Ile-de-France (Seine-et-Marne and Essonne), announces the rehabilitation of 204 housing units – 99 housing units la Tour and 105 others spread over 5 collective residential buildings – within the La Verrerie district in Reims.
Carried out as part of a vast renovation operation, this work will improve the living environment and comfort of tenants as well as the energy performance of the home which will involve – among other things – the decarbonization of energy thanks to to a system of collective heat pumps. At the end of the work, the DPE class D label will move to A, with a reduction in consumption estimated at around 60%.
An exemplary renovation in terms of thermal performance
Started in June 2022, the rehabilitation work – in an occupied environment – of the Tower and the various buildings located Allée Adolphe Cambien, rue des Essillards, Roger Foucry and Saint-Léonard has the primary objective of improving the thermal insulation of the 204 housing units. . To do this, the facade of the housing will be renovated by installing 30 cm thick rock wool insulation on the outside and the exterior joinery will be replaced by triple-glazed PVC joinery with integrated electric roller shutters. The complete repair of the insulation and waterproofing of the roofs is also planned.
Heating and ventilation systems are also affected by the renovation work. High temperature air-water heat pumps will be installed on each roof to supply the 105 housing units in the different bars and four others will replace the gas boiler room of the 99 housing units in the Tower. Plurial Novilia also plans to install a small heat pump to reheat the heating loop in the Tower and a low-pressure humidity-controlled ventilation system to ensure air renewal in the 204 housing units. To ensure independent distribution of heating and hot water in each apartment, thermal modules – whose heat production is centralized – will replace the individual gas boilers currently present in collective buildings.
Thanks to this work, homes which currently have a class D DPE label will move to an A label, with a reduction in consumption estimated at around 60% on average. A significant gain for tenants in a context of sharply rising energy costs.
Beautification of the living environment and improvement of living comfort
Many other works are currently being carried out to improve the living environment and comfort of living. These concern the technical doors in the halls of each building which will be replaced, as will the wooden doors in the cellars of the Tower. To ensure the peace and security of tenants, the intercoms present in the Tower apartments will give way to a video telephony system. Outside, the base of the Tower will be renovated in order to ensure perfect waterproofing of the most exposed part of the facade.
So that residents can enjoy an outdoor space, metal balconies will be created – whenever possible – on collective buildings and the first floors of the Tower.
A photovoltaic power plant will be installed on the roof of the Tower and buildings to provide electricity to part of the common areas. As such, electrical safety work will be carried out and the fuse holders replaced.
In addition, work is being carried out inside the accommodation, in particular the replacement of sanitary equipment – where necessary – and the creation of shower rooms suitable for seniors living in the apartments concerned.
Completion of the work is estimated for the first quarter of 2024.
A global strategy to support the needs of communities and the expectations of residents
A player strongly committed to the renovation of its assets, Plurial Novilia has dedicated in 2022 no less than 70 million euros for the rehabilitation and maintenance of its real estate portfolio. The Reims lessor has finalized most of the work to rehabilitate its most energy-intensive stock: if a few F and G labels still remain to be processed (537 housing units concerned to date compared to 3.928 in 2016), all the projects have been initiated and will be finalized by 2025. Work is already well advanced for labels D and E, which must all be rehabilitated by 2030.
More broadly, the lessor continues its work to adapt and improve its assets, with work on the thermal envelope and insulation of buildings, but also on accessibility, comfort, security and interior equipment. In 2022, 930 homes will have been treated with exterior thermal insulation (ITE). From 2023, an average of 1.300 homes will be valued using the same method.
Finally, Plurial Novilia is part of an active approach to connection to urban heating networks: more than 2.400 homes have been connected in Reims, within the Châtillons and Croix-du-Sud districts in particular, thus allowing tenants to benefit from better thermal comfort and controlled consumption.
