Allowing high-quality housing to be built up to twice as quickly and at an optimized cost, the J-Room accelerates and secures student residence real estate operations.
Modular construction: a solution to the housing shortage
During this back-to-school period, the observation is clear: the shortage of accommodation for students has worsened in 2023. The continued growth in the number of students and the glaring lack of accommodation in large cities are transforming the quest for a roof into an obstacle course, and this crisis shows no signs of improvement.
It is to respond to this problem that Zen Modular has developed the J-Room, its student room module. Co-created with designers, students and module manufacturers, it makes it possible to industrialize the construction of these accommodations while improving the quality of life of students. Produced in a factory, the modules are intended to be integrated into real estate projects, reducing construction time in half and drastically reducing the carbon impact. Configuring J-Room modules is done in just a few clicks via the Zen Modular platform. It is then possible to configure the building and then evaluate the cost and carbon impact of the real estate project.
For Pascal Chazal, founder and CEO of Zen Modular: « The innovative concept of Zen Modular is based on the hybrid modular construction model: the housing rooms are manufactured in the factory simultaneously with work on site. This approach combines the know-how of the site with the power of industry, generating substantial economies of scale. »
The student residence of tomorrow: more than accommodation, a living environment conducive to studies
The Zen Modular J-Room does more than just provide a roof. Each module is carefully designed to create a harmonious balance between functionality, aesthetics and comfort. The J-Room offers more comfort, privacy, technology and durability, perfectly meeting the expectations of the new generation. The lighting, soundproofing, colors, materials and fittings are carefully thought out to offer a warm and innovative living space.
For Pascal Chazal: « We start from uses to design the best life experiences, and we ensure that the modules can be produced efficiently in the factory, by our partner manufacturers. Our student room embodies our passion for creating smart spaces that adapt to the needs of today's students. »
Resolutely low-carbon modules at competitive prices
Responsible for 37% of global CO2 emissions, the building sector must initiate a “revolution”, according to the latest UN report. The J-Room is a response perfectly adapted to environmental issues and new French regulations such as RE2020.
In fact, the carbon weight of a module – made of wood – is very low compared to a classic concrete construction and allows a reduction in the carbon impact of up to 30% on the residence. The industrial production of the modules also allows an improvement in quality while reducing construction, maintenance and operating costs. Finally, the J-Room is part of a circular economy integrating the use of biosourced or geosourced materials and the recyclability of modules.
