A durable and easy-to-implement constructive solution for collective housing
As part of the construction site for 36 rental units, in the town of Le Bourget-du-Lac, Montée de Pouli (73), the OPAC Savoie selected Ytong Verti cellular concrete blocks. This virtuous constructive solution makes it possible to optimize living space and housing costs, while complying with RE2020 regulations.
Spread over 6 buildings in R + 2, these collective dwellings were made with walls Ytong Verti, very simple and quick to install. Thanks to the durable properties of these blocks, their mechanical resistance and their high thermal and insulating performance, the future tenants of these apartments will benefit from comfortable living in summer and winter alike.
A construction site in Ytong Verti: The choice of insulating and comfortable walls
Ytong Verti blocks are particularly suitable for the construction of collective housing or tertiary buildings (EHPAD, police stations, offices, etc.) up to R+4. The insulating characteristics, the effective treatment of thermal bridges, the perfect airtightness of the cellular concrete make it possible to comply with the RE2020 regulations.
Buildings made of Ytong Verti are durable because their thermal performance does not deteriorate over time and remains guaranteed for life.
Moreover, for this site, the choice of Ytong Verti 25 associated with a 100+10 interior lining allows a phase shift of 14h23 min with 90% damping, a very good performance to contribute to summer comfort!

The exterior walls were therefore made of Ytong Verticar blocks, they had many advantages at the thermal level. In addition, we were able to work in a clean and quiet construction site. »
Pierre-Jean Berier, Technical Advisor Xella France, emphasizes « The contractor chose cellular concrete for several reasons. He knows our products well and given the scope of the site, this made it possible to take advantage of a relatively simple implementation with lighter materials to handle. Block performance was also a key factor. With a thermal resistance of 2, the 25 cm thick Ytong Verti block minimizes the doubling on the interior side and complies with thermal regulations. Not to mention the gain in living space obtained and the thermal characteristics of the material which make it possible to deal with the singular points. Finally, it should also be noted that the Ytong Verti 20 and 25 blocks are products perfectly suited to collective buildings. »
Simple and fast implementation
Ytong Verti 20 and 25 blocks reduce hardship on construction sites, as they are light and quick to install. The glued, thin-joint installation process saves 30% time and wastes less water on the job site.
Geoffrey Muttoni saw it “We often lay traditional chipboard on our sites, and for this project we were surprised by the simplicity of laying the Ytong blocks. For the first row, we adjusted the foundations with a laser with about 2 cm of water-repellent mortar, leaving a reserve for the openings. The next day, the glue was applied directly. Once the first row was laid, the assembly of the following rows was done by itself! »

A healthy and sustainable constructive solution
Ytong Verti blocks are fully in line with a dynamic of circular economy and sustainable development.
Pierre Jean Berier « By choosing cellular concrete, OPAC Savoie wanted to make its buildings durable over time and limit the environmental impact. At Xella, we are close to our manufacturing plants and have the facility to deliver quickly. With this material, we have no supply worries and we have a lot of stock to make this type of building. »
Geoffrey Muttoni adds « We are in an environment close to the mountains, and laying a block that is more respectful of the environment was therefore only natural. »
Support from design to execution
Upstream of the project, the Xella Technical Design Office studied and optimized the site. During the execution, Pierre-Jean Berier accompanied the project teams and the masons of the company Muttoni Père & Fils.
Geoffrey Muttoni « The Xella sales team has always been available to support us on site, for technical or other questions. Our teams of masons were formed fairly quickly. »
Ytong Verti
The intrinsic qualities of Ytong Verti walls allow savings to be made on insulation, thermal breaks and the waterproofing membrane. They thus optimize the available living space and construction costs. Their thermal and environmental performance makes it possible to meet the requirements of RE2020.
Ytong Verti blocks are also breathable. They offer better interior comfort to the occupants of housing, because they provide a high-performance envelope and good thermal inertia. The thermal phase shift of the Ytong Verti walls makes it possible to maintain a stable temperature in the dwelling in summer and winter.
Non-flammable and non-combustible, they have excellent fire-resistant properties with REI180 fire resistance.
